It’ll be interesting to see what they say about your current agent. I personally do not like to hear back-biting snide comments. Polite mention of ‘why they are better’ is more like it!

Thanks everyone, it is a big relief in a way (although we've still got to see viewings through for next two weeks from both EAs) but at least we know where we stand now. As we've taken a big hit on the price, it's better to rent in the new area and try to find something after we've saved the shortfall.

Wow Vet 8, that's a lot of surveying! Is there anything about your house that might make your buyer think all this is really necessary? At least if they are paying for all this they're less likely to pull out having forked out a fair but of cash!
Thanks Blodwen, I cannot understand all the people coming around either.
Ours is a 1960s bungalow. It does need a bit of TLC, but I am sure it is sound structurally and their surveyor found nothing major, but he flagged up 5 little finicky points which he thought should be looked at.
I think that is the way it goes these days. When we bought this place we just had the mortgage survey done and did not even think about all this stuff. Buyers these days seem to be paranoid about everything and I am expecting them to come back to us and ask to lower their offer after they have found XYZ wrong with the place, but they can get stuffed. We have accepted their offer which is VERY low to start with, so we will not budge a penny.
My hope is that as they must have spent hundreds if not thousands on all these surveys they will go ahead anyway.

STRESS IS............
during the heavy rain we've had I noticed a wet patch on the ceiling of the bay window in our bedroom. Got a roofer out today and the felt has a crack in it so it's leaking, and we need it to be completely replaced. The earliest the roofer can do it is Saturday, weather permitting. Then this afternoon our buyers surveyer phones and wants to do the survey tomorrow. It's still raining, it's still leaking
That's what stress is.

Ouch - that's proper stress. Don't suppose you have something in writing from the roofer to show the surveyor "yes we know there is a crack in the felt but its being sorted so please put in your report that it will be fixed by the time we complete"?0 -

GT, can you get the roofer to quote you for the work and put down the booking date for the job, so that if/when the surveyor raises this issue, you can show him the matter is in hand?

No, we will only move to rented full stop when the house sells. I'm just wondering, if we have now decided to stay in area for the academic year, is it worth still selling now or 'defer' selling till next year. I.e. continue paying a mortgage on our settled in house or go for the sell to give us the freedom of when to move (when we want to rather than when the house sells) but end up renting around here and essentially moving twice (not including if/when we buy another place in new area)..
We want to move because we want to move area (eventually) rather than 'necessarily' because we want another/bigger house...
It just seems pointless being on the market at the moment but then there is no guarrantee it will sell quickly when/if we put it on the market again next spring...0
