Roseland, glad we planned to rent rather than to buy aswell. Think I would find it far too stressful to build a chain in this market what with a child, a horse and moving areas in mind... and potentially another squidge on the way (shh I didn't mention that)!

Az, ooo not yet, but potentially. I'm a glutton for punishment as we completed on our current house 2 days before my son was born! Maybe that'll happen again!! Ha ha.

Just had the EA's vacate and other half has taken a note into current EA's office asking them to terminate marketing for us. First guy had been here before when we had inital valuations with Halifax and now came to us as manger of Your Move. Bit of googling after he left and I see they had been taken over. He said that we could do with reducing by 10k which we expected him to say but it still hits you hard, especially when at the price it stands we are currently 'loosing' 15k from buying new. Desite this he seemed a very motivated guy, said he would put the house up as a premium listing and fees were 1.5%, compared to the 1.8% we would currently pay with our EA. Also agreed that if we did get some sort of offer that it could be re-negotiated to fill the gap on the sale.
Second woman was from a local independant EA who have two offices. Turned up 15 mins late, complained about the hamster smell, said we had too much on the floors (?!!) that our front room was like a creche (3 toys on the floor!) and wouldnt look at us when she spoke. Seemed to think the price was fine as it is and she couldnt understand why we wern't getting viewings but suggested that by putting it up with a new agent you get a fresh new rightmove ad, in the paper as new etc and 'that's all it might need', which I doubt. So my mind has pretty much been made up. OH wants to dual market with our current EA but 2bh I think the new guy is more promising.0 -

Haha good luck then - sounds same as me - I completed and moved into my house 8 days before my third one was born...I was determined to move in (from rented to this first purchase house) before she arrived, and looked a sight heaving stuff in and out of my house with a huge bump lol!

Blimey, the second woman sounds hideous, talk about shooting herself in the foot with everything that came out of her mouth loll! Good luck with whatever you do, if you go dual or with the new one, hopefully it'll generate more interest. As for the loss, it is always painful (gosh I sound like someone's died!!) we've accepted at a price that makes us lose £15k from when we purchased 2.5 yrs ago, as well as around £10k in refurbs. Major ouchieHaving said that, I slept soundly last night, knowing half the headache is over...

Our selection of EAs were interesting. One woman by appearance looked like she was working the streets in her spare time. A local male EA spent most of his time bad mouthing other EAs, his ex wife, and some customers. The other four were fairly normal though!roseland69 wrote: »So true. Young unmarried couples with no kids, single adults, couples with grown up fledged kids etc, etc. I think we’ve seen about two ‘ideal fit’ viewers, and they’ve walked away from it. A spacious 4-bed in a brilliant spot for transport links and shops too. No onward chain. What’s going on? We’ve seen some awful houses come and go in that time! Hey ho!0 -

Agree with Az, she sounds awful! At least the other guy appears to be pretty decent - enthusiasm from an EA really goes a long wayRe. dual agents, personally I would rather go with just the new one because if I see a house on with 2 agents I do wonder if they are desperate to sell (purely my opinion of course - now I'm selling I kind of see things differently but other potential buyers may feel the same)

Been a while since I posted, but we've had some good/bad news!
We've been on the market a week and the EA reported that they had 11 inquiries about our house over the weekend, they said that this is quite a lot for a house that's been on a week! The Mrs had a call this morning and we've got our first viewing on Friday after work, so it's looking pretty positive news at the moment!
Only downside is that we've had a second meeting with out financial guru and he has advised that we should be looking at a 15% deposit to get the best rates. At the moment we only have around 12% and a small part of that relies on selling the house for a good price, around £110k would be great (we're on for £112k). So we need to keep saving and hope we get some good offers!

Aww Kau I feel for you about the mortgage, I too, can only get the best rates at 15% so I've got to re-think my options about buying now. I was hoping I'd sell at a good price, but because the offer I accepted was so low, I won't have enough towards a decent deposit, so that's all down the toilet now, so we may have to rent in the interim until we save more/the right property comes up.
