Congrats on the sale Az:T
We just had the EA on the phone arranging another viewing for Friday morning. The couple that came round on Sat have said that they love the flat but they have another couple of places to visit, then they will draw up a shortlist for second viewings. Hopefully they will come back.
2 viewings in 1 week! Looks like things are starting to pick up. :j

You’d think the schools are a selling point. Not in our case. We’re four minutes walk from a league topping secondary school. It was in the top ten for all of the UK, and always in the top two for Surrey. We’re surrounded by high scoring primaries. Have we seen families wanting to take advantage of this? Nope.
Young unmarried couples with no kids, single adults, couples with grown up fledged kids etc, etc. I think we’ve seen about two ‘ideal fit’ viewers, and they’ve walked away from it. A spacious 4-bed in a brilliant spot for transport links and shops too. No onward chain. What’s going on? We’ve seen some awful houses come and go in that time! Hey ho!

We had some highly amusing feedback like: ‘too much storage’. Mostly we’ve suffered from tyre kickers though.
I realise an awful house dictates an awful price usually. But, just as one example, a smaller house built mainly of plasterboard, on a busy cut-through road with a smaller garden fetched £14k more than we’d have sold for. It was mid-terrace, heavily overlooked by neighbours. Plain weird!
Ours was built in the days when men were men, and houses were, well, houses.0 -

I have had 3 viewers, 2 have had second viewings and the third was trying to arrange for her partner to see it. Feedback was that both husbands thought it was too small and the second couple have now decided they need a 3 bedroom house! Not sure how big they expected it to be when the dimensions are clearly stated in metric and imperial
Had another person booked in for yesterday and someone else on Friday so hopefully someone will put an offer in soon. I think its on at the right price as the viewers are there so keeping my fingers crossed that one of them likes it enough soon.Credit card debt - NIL

Also wanted to say congratulations and well done to those who have accepted offers lately. Knowing someone out there is selling helps a lot
We have been on the market since March, had around 9 viewings in the 1st 8 weeks with nothing for last 3 weeks apart from 1 returning for 2nd viewing recently. This couple are really keen but rejected an offer for their house which was 30k below asking so were unable to offer on ours as they had hoped.
Other than them there has been no interest for weeks and never hear a word from EA unless they call to arrange a viewing. Think I may have to ring them and ask for further advice as it isn't forthcoming but on the other hand don't want to be a pest.
We are in the North-East so don't know if it is a regional thing but not seeing much sign of properties selling around us.

oooh - excitement as we've just had a double viewing on the same day.
A call from our first EA was made to ask if we were available for someone to come round in 10mins time to view the property. Yes!
And he came in between viewing other property then left to go to another property promptly.
He then came round again early this evening with his family for a second vieing in as many hours!
I hope there is an offer after this...they seemed really impressed after all the changes we made to the place.. am living in hope again:o0 -
OMG! Just came home from work tonight to find that we had an unexpected viewer wanting to see the flat. Just came off the street! OH showed him round. This place is a tip as kids ran riot the night. Absolutely mortified that the viewer saw my knickers hanging on the clotheshorse:eek:
OH said he must have been keen though as he saw the guy sitting in his car with another guy a couple of hours later looking at the building.
Apparently he's gonna call tomorrow or Friday for another viewing.

LMAO at the thought of your knickers!! When we'd had our lovely fencing done in the garden about 3 mths ago, I was tired so decided to have a nap in the evening. DH opened the door to a couple who'd driven past and seen the board (had seen house on RM) but because of the new fencing they weren't sure it was the right house. They decided to risk it and just knocked on the door. I got bolt upright half asleep thinking I'd forgotten some viewing...anyway I just thought no way am I letting viewers who've walked up to my door get away, so I kept them talking whilst DH and DD rushed around upstairs cleaning up. How mortified was I to find out later that my DS (6 yrs old) had been for a dump in the loo minutes early and not done a great flush job?!!! I couldn't see as I didn't go into the bathroom, and we usually keep the toilet seat/lid down usually for viewings...but OMG major embarrassment at them having to see a pile of poo so to speak. Sadly, despite seeming so keen, they didn't buy. Am cringing now....

Oh Az!!!! You poor thing! And good luck to you, Mal. I'm trying to find out this morning about what to do when the surveyor flags up a few things to find out about on a survey - no point having the survey done if you don't pay attention to it
it sounds like there's a separate thread on here I should use for that? Off to hunt now - if anyone knows of a linky to speed me up, it'd be appreciated
