    Hi all,
    Our house is on the market as of this week.
    We have gone with "Move and Save" an internet only Estate agent. So far the servcie has been a bit hit and miss, but due to cost reasons we have to stick it out!
    When they came to take photo's and do the write up the camera had broken! So we are still awaiting photo's to be taken in the next few days.
    They were supposed to write up the details but NOT put them online without photo's, but the advert has gone live without them!
    However we have a viewing booked for tonight after only beeing on the net 2 days without pics!!!
    Hopefully this is early viewing is a sign of things to come.

    2) responses from the last 2 viewers

    Yesterday's debacle may have been the last straw. I'm going to call other local EAs today, explain our position and how we're unhappy with the service that we've received to see if any can tempt us away - Going to ask many many more questions this time before selecting an EA ;)


    * - that fact that these negotiations went nowhere is, I believe, more to do with the housing market here than our EA. In Northern Ireland we had a much crazier boom period (2nd most expensive region after SE England?!?!?) and in the bust, things have taken much longer to stabilize, with prices only flattening out now. (Let's ignore any potential double dip for now). The result is that many houses on the market are still over priced (again, I'm talking about in the current market - not whether you expect prices to rise or fall) to the extent that buyers aren't really sure of what is correctly priced and what isn't.

    So it turns out that the 2 viewers who have made bids on our house can't actually afford more than 20K less than the asking. The people who could afford the asking (or at least a price we'd sell for) are probably viewing houses equally higher than their actual budget (perhaps the same people who thought our house was too small) all in the hope that they'll find someone who has been on the market for 2 years, is desperate to sell, and they can bag a bargain.

    Or that's how I see it anyway :rotfl:

    Its a nice idea, but it simply doesn't get enough traffic from potential buyers. I tried using 'social networking' to advertise my house on Tepilo, had the link 're-tweeted' (forwarded on, if you're not up to speed with Twitter) by many people, but not a single enquiry.

    Blimey, I must have done too much last week as my energy levels were low yesterday and today plus I have a slight sore throat. It just makes me appreciate, even more, getting sorted and boxed in advance. I only have the oomph to do light sorting today ie my shoes and the first aid kits and might tackle one small wardrobe later. Its a bit at a time that eventually gets it done. I will be so glad to get the first load moved and it was going to be in a few days however completion on the new house has hit a snag and we may not be able to move on the specified date. We just want to get in and to get cleaning so we have a clean slate for the first big load the next day. Anyway I am cleaning here as I sort so the people buying this house won`t have to do anything and the last day here won`t kill me

    Yep, I've had this too. In fact I took to ringing them the day after a viewing to find out the feedback. My reasoning was they'd want to shift the property just to get rid of me and go back to their quiet, sleepy life!

    One EA who valued my property wanted to put it on the market for £10K less than all the others. Like yourself I'm certain it was just to get a fast sale. I have a flat, so they were asking a fixed fee to sell...my loss of return wouldn't have affected them at all.

    I don't trust EA's at all... My last EA made a huge gaffe when an offer was made for my flat. The management company has notified me that my share of redecoration will be £1,500. I'm willing to pay this just to make sure the sale goes through...however the EA mistakenly informed the potential buyer that the charges were £15,000! Understandably the buyer wasn't interested anymore and withdrew the offer (in fact you couldn't see them for dust), and the EA then called them timewasters.

    I changed to a new EA today, hopefully things will improve! They're not part of a chain of EA's, so their paycheck depends on them actually selling houses.

    Yes, years ago, we had a call from a lad at the local EA clearly stating ‘brand new to the market today, and I know they’ll take a drop to £nnnnn’. All happily given away on day one!

    I think it’s debateable whether you should ever let the EA know your ‘drop to’ limit.

    I suppose you have to wonder if the others are any better performance-wise?

    I have to say well planned and well done Kittie. You obviously have a good grip of what/where etc. We’re just at the early planning stage, based on our sale actually proceeding this time.

    omg, planning can all come to nowt if one cog in the wheel breaks down. Just had a phone call about our new house and it looks as though completion will be delayed due to certain works not being completed on time. What an absolute mess up. We are surrounded by boxes and clutter and mess. What if we hadn`t had our sale last week? what then, we would have been in a right pickle. An awful lot of this stress is being driven from outside our control. Now it looks as though we will have to cancel our hired van but I am blowed if I am unpacking our `full to the top` estate car
