ok 5 weeks have almost past and no more viewings. Have taken a good hard look at the pictures showing our flat and have decided to change some of the pictures as I don't like the front of our building (ex-authority and we cannot change it). Hopefully this will entice potential buyers to come a-visiting. As they say first impressions (internet picture) are important so fingers crossed.:D

Good luck, I hope your changes in pics entice more buyers. You'll see from this thread that many of us are struggling to sell in this competitive and sluggish market, so any small changes you can make to help sell your house are worth trying :)

Got a viewer, Agents just rang and said this person is first time buyer and wants to look round after 5pm tomorrow, I said that was no good as getting married on Saturday and he rehearsal is tomorrow, I asked if they would show round, she just said “oh no” haha as its after 5pm.

Anyways they are coming tonight now, I asked the girl on the phone what time, she made a funny noise like she had forgotten to ask and just said any time after 5pm. Helpful, never spoken to this girl at the Agents before.

    So we shall see.
    :p

    Thanks Az.

It just gets really frustrating when there are other properties in your street going up for sale and then the "under offer" sign goes up while yours is still on the market.

Hope you get a buyer for your house soon ;)
Have been DEBT FREE for 4 years and staying that way :T

Oh my days, talk about them wanting to cut it fine!! Good luck with the viewing, AND for your rehearsal...at least if they've re-scheduled to before rather than after, in my mind it means they're keen to view? And an FTB would be an ideal buyer!! Fingers crossed for you :)

First check-in for a few weeks, but not much to report in terms of our sale.

We did have one family view the house and, out of all the viewers so far, I felt they'd be the best fit in terms of the neighbours and the rest of the street. Of course, I didn't tell them that.

Seems they liked the house and allegedly (i.e. 'according to the EA') it is/was high on their list but they've viewed many properties since (& that's just with our EA) and 3 weeks have passed now, so I'm not holding my breath.

By far, May was the worst month for us with just that single viewing. We can only hope June is better as July and August will probably be poor due to holidays.

…In my Saturday paper, (so it must be true) it stated that since HIPs had been scrapped, a 34% rise in property coming to the market had been seen.
Absolutely no way has there been a 34% rise around here.

Going back to the question I asked about OIEO/OIRO...I have emailed my EAs to ask them to change to OIRO now. But, I'm thinking something else too. Is it worth removing this wording altogether, and just having it as the asking price of £190k?
I think having ‘just a price’ actually means OIRO. That’s the way people appear to interpret it.

…and yet again the couple love the property and the ambience etc but have a house to sell. That is 3 very definitely interested but with a house to sell, oh well it only takes one to buy but I just don`t understand how people can do these viewings and not be in a fairly good position re ability to buy…
I’d recommend carrying on showing it like that. That is precisely where our buyer has come from. You have nothing to lose but the cleaning!

…Doing that was the only way I was able to make an offer straight away that I got an offer myself, and the timescale was 4 weeks.
For us, the timescale was 11 weeks. It sounds a long time, but it isn’t when almost everyone else viewing is a tyre kicker!

…I just took delivery of 8 addis harlequin folding crates and a roll of bubble wrap and it is MASSIVE. no way am I going to be able to hide that. Oh well I will just have to put it in a bedroom for all to see…
I wouldn’t worry about clear signs to a viewer that you’re packing to move. They should want to know that you’re a serious seller. Usually I say ‘sorry about the packing bits and pieces. We’re nearly done now – how are you doing?’ That’s when you discover all sorts of interesting comments like ‘we really must make a start’. At the end of the day it tells you how serious they are about moving.

Contessa unfortunately there is no other parking, so the council painting double-yellows has completely killed the chances of me selling my house. After much fighting they have provisionally agreed to remove the lines (but told me this over 6 weeks ago and nothing has still happened). In the meantime I've told EAs to be very clear about the parking situation to potential buyers, and I've dropped my price twice to accommodate the lack of parking, even though it was valued with no parking in mind.

Still no biters, and I can't 'make' parking either, so I am stuck...certainly until the lines are removed, or I sell very cheap to someone who's not bothered about the parking. Have had plenty of viewings and they all love the house, so there are people out there (even commuters) but it's a difficult one all round. Did get one offer, and one close to an offer but that's about it.

    Thus my frustrations!

Az, Whereabouts do you park? Or do you not own a car?

We have three cars!! Well, sold one on the weekend, but one is mine, and DH has one (third was run-around). We park across the road, in another road leading to some flats (they have their own car parks so don't use the bit we park on) or there is parking further up the road, and in other side roads.

It's do-able, just a bit of aggro if you have shopping and kids to manage. We've been managing it for months, but I can see why it would put buyers off.
