    Ask your EA what their policy is for making HIPs available to potential buyers.

    I'm a chain free cash buyer now and have decided against arranging viewings on 2 properties because the EAs will only allow me to view the HIP at their offices. In neither case did they contact the seller first to check to see what they wanted to do.

    If the seller had been asked and said no I'd have accepted that, but the sellers didn't get the option as I was told in both cases that it was the agency's "company policy" to restrict access to HIPS.

    Other agencies are emailing them on request. Both properties were in the North East of England.

    One of the properties has been on the market for almost 6 months; no wonder!
    My first reply was witty and intellectual but I lost it so you got this one instead :D

    that is so annoying isn't it....does your EA open on sundays, so you can ge them to chase?

    goldengirl - i'm glad you were able to rearange. sadly the EA doesnt open on sunday and when i suggested an out of hours phone number just for those expecting/cancelling viewings, they thanked me and said they'd never thought of that. oh dear. :rotfl:

    not-loaded, we don't know either! well, we gave it an extra hour in case i remembered when we needed to be in by, not when they were coming, and then an extra 15min on top in case they were late. grrr. a frustrating, waisted sunday isnt a good thing. :mad:

    It was a Surveyor from Esurv that frightened my buyers off with his 32 page report of 'faults' which was surprising as his parting comments to me were the house was fine and nothing you wouldnt expect in a 200 year old property.
  • Thanks for all the lovely support girls/guys :) They had a 40 minute viewing tonight - lord knows what they were doing in that time as the house really isn't that big lol! I think they must have been in every single cupboard etc lol!

    I'm not doing the viewings Pottyhouse (good and bad in some ways) as I'm not living in the house - my Mum is (long story!). I felt it was easier for Mum if EA did the viewings and the EA I went with, who I currently have a lot of time for, will do viewings to suit the buyer - eves/weekends/days whatever which is great. Like I said earlier she text me at 9.30 pm last night - wouldn't have got that from a 'traditional agent' who closes at 5 pm. Downside is you don't get a feel for the viewers but the EA is well practiced in that.

    Anyway, still no decision but they 'want to have another think about it' - they did ask for the HIP though so possibly a good sign? They are in a good position as they have nothing to sell and have a large deposit - apparently. There were another 3 cars outside the house tonight (all at different times) looking at the place so fingers x we get at least another viewing by the weekend - and it's in the press tomorrow!

    Monica - fingers x for the survey for you - hope he values realistically. What a silly seller - I thought your offer sounded realistic too - he will still be there this time next year no doubt!

    23rdspiral - isn't it so annoying when people don't turn up - I don't have that this time but some people are just rude - how can they get the time wrong?! The downside is not getting hold of the agent though at weekends - why we went for EA above.

    Pottyhouse - that is such a good idea about Rightmove - will keep that one in mind if I ever get a buyer and they are in a chain!

    spirit - good luck! I dream of choosing my own kitchen and bathroom - one day! I did choose ours in the place we are selling but we bought from new so to be fair it was from a narrow choice some 10 years ago!

    We had to ask several times to see the HIP for the house we'd put an offer in on, the estate agent kept ignoring our request but then finally, reluctantly, gave in and wrote down the web address for us.

    It didn't really say anything we didn't already know - don't know why there was such a fuss about it all.

    This is a very good warning from RacyRed. I'm a cash buyer and also have been refused electronically hips by two different estate agents - (both pre-and post viewing) . It just aggravates me as a buyer, and there's plenty of houses for sale.

    Read them, they are important!

    I asked for one for a house I have had my eye on for weeks. When I read it through it said

    "Property is unoccupied but sold without vacant possession" :eek:

    I've no idea what that means until the Estate Agent comes back to me. I keep thinking it has to be a typo, but I'm glad I've not spent money or gotten too involved with that house yet.

I badgered the agents every day, twice a day all last week until finally last Friday I was able to view. i offered straight away and it was accepted.

    This isn't a unique house, it's a 3 bed semi, but was on at a really good price in a good location. It needs updating, but will be worth it when i've done it. I'm looking forward to choosing my own kitchen and bathroom now rather than inheriting someone elses choice.

    Gosh, you don't waste any time but you need to have that attitude with house buying and selling !!!

    Fingers crossed for you, lots of interest definitely - you'll probably find you get more than one person after your home now !!!!

    If the 40 minute viewers realise that it may make them make their minds up sooner ??!!!

    Great about EA texting you - yes it can be frustrating when you have a viewing or view a property yourself late in the day and can't get in touch with EA as they are closed !!

  • I'm getting worried. We've heard nothing from our buyers since accepting their offer a week and a half ago. No 2nd viewing, no contact from a surveyor - nothing. Had some paperwork from the EA confirming the buyers details but nothing else. Am I being unduly worried? Do I have too much time on my hands? :rotfl:

    Seriously though, all our paperwork went back to the solicitor and mortgage company at the weekend. The survey is being done on our new house this week so I thought it would be similar for our buyer too. I'm too nervous to contact the EA to ask :(
