    Viewing form last night said the plot is too small. These are the ones who haven't even got theirs on the market so no great loss.


    Why do people view houses when they haven't even got theirs on the market???? Totally ludicrous IMO.

    We have building surveyor coming tomorrow, hopefully he will pass the work we've done and give us a regularisation cert :eek: We will then get it back on the market with a new EA

    We went to view a house but due to the fact that they didn't have a sign outside, we couldn't find it! We felt really bad not turning up but couldn't even phone the EA as they weren't open.

    We did give feedback to the EA when they opened the next day - not sure how much notice they took as we didn't arrange another viewing.

    I've just found out where our potential buyers live, they're putting their house on with our EA in the hope that they'll push it harder knowing they'll have 2 potential sales. Just waiting for their house to pop up on Rightmove.

    I hate waiting :( I'm also trying to find reasonably priced flights so we can go away in April for my birthday - but thats not happening either :(:(:(

    Well we had a last min viewing today (2nd viewing in a week so I'm not too downheartened) - EA rang me at 11.30 am to say they wanted to view at 2 pm. Won't go into details too much but the 'story' of their position was great (nothing to sell, proceedable) before they viewed and not so great once they had viewed and the EA got their whole position (first baby on the way and need a double guest room for family to stay). They live v near my property but need something bigger. They did love the house but they'd have to make it right for them and I'm not sure the bedrooms are big enough for them - they did say the 3rd bedroom was too small but there is the option to extend it into the garage which they are considering as they want the views the house has and our place is in their budget - larger houses with the views wouldn't be near their budget.... So, not holding out much hope. Property is advertised in local press end of this week so that might help?? I suppose most serious buyers check Rightmove though!

    Millie - sorry to hear viewing went nowhere but we had a similar viewing on Sat - woman desperate for river view property and this one was the 'one' as she loved it however, isn't on the market herself and isn't returning my EA's call!!!

    Potty - I'm so pleased for you - a year is a long time so I really hope this one goes well! I've said all along - 3rd time lucky :)

    Good luck to everyone else joining us here - it's an odd market, some places sell in hours/days although most of those seem either FTB houses or 'family' houses - unfortunately I don't think ours fits into those brackets - it's a unique house with unique views, more of a couple's house - very narrow market sadly!
  • Eek - just had my EA text me about half hour ago and say that the viewers from today want to go back again tomorrow and re-view! Keep your fingers crossed please :j PS - Trying not to get too excited!

    Hi Philippa, I do this too - keep a track of their home on Rightmove.

    Found this imensely useful last time with the people of the bottom of the chain (our EA mentioned where they lived so I investigated and found it !!) as they kept losing their Buyer and the only way we knew was by it going back on Rightmove - was a joke really - EA never informed those up the line and I was the one to tell our EA !!!

    Lots of good feedback for you - I suppose its getting the person who matches the home - you can't change the size of rooms or your plot but you have some potential which is a good factor.

    Did you get the feeling they liked your home - I tend to know within the first couple of minutes, if they stay schtum (?) thats normally not good but if they are chatty and ask lots of questions thats a good thing !

    too true, I couldn' find anything suitable for ages after I took an offer on mine. There were houses that have been hanging around since the autumn, but nothing any good. the odd one or two came up but as they were new on, the sellers wanted to stick to the asking price.

    I just happened to ring one of the agents and they told me about one they were about to take on but it hadn't had its HIP report back. They gave me the address so I took a look from the outside and loved the location. I badgered the agents every day, twice a day all last week until finally last Friday I was able to view. i offered straight away and it was accepted.

    This isn't a unique house, it's a 3 bed semi, but was on at a really good price in a good location. It needs updating, but will be worth it when i've done it. I'm looking forward to choosing my own kitchen and bathroom now rather than inheriting someone elses choice.

    hi all!

    Well, we've received all paperwork from our solicitor just need to send it all back now. The buyers surveyor has been he was from a company called Esurv which i have read poor reports about on here but i gotta say he was chatty and courteous and spent around an hour looking round and writing. Of course he couldnt tell me anything detailed about the report seeing as though hes working for the bank and the buyer but he did say i shouldnt lose sleep and that we've looked after the house really well and done it up to a high standard. So heres hoping he doesnt downvalue as so many seem to be doing at the mo.

    We saw a house last week, went back for a second look and put an offer in. Been on market 7 months, needs new windows and new roof desperatley so offered 6K less than asking which i thought was reasonable given the work needed but the seller wont take less than full asking. Very unrealistic seller and slightly disappointed we missed out due to his stubborn-ness but hey onwards and upwards.
