Been on the market nearly 3 weeks. Had an offer £50k under guide price after a week which we rejected. They walked away.
We had a viewing on Tuesday and another one on Wednesday and both parties are coming back for 2nd viewings; one tomorrow and one Saturday. In the interim we also dropped our price by £15k.
Having never sold before - should we hope for some kind of offer if people are coming back for 2nd viewings?0 -

Lots of good viewings. I would say 2nd viewing is a very positive thing - if they both like it enough to make offers they will be bidding against each other.

i've got a 'property mogule' viewer coming later today. i'm a bit worried that if they like it they'd want it for less than asking price and i'd be puzzled over what to do next. still, there's not much point worrying yet is there?!

So what was the ‘mogul’ like?
I can’t imagine how anyone would get that label. If I was one, I wouldn’t want sellers to know, as that would prewarn of the likelihood of a tough offer coming up.0 -
hi all well havent heard anything after the surveyor came on wednesday. he said he was going to do the report the same day so should we have heard by now if there was a problem with the price or the house? This is the first time we have sold a house and i cant remember how long it took for the surveyor to get back to us when we bought this one. maybe im being too impatient.
Seen nothing on the market thats suitable since the house i put an offer on a week (ish) ago. Due to hubby's defaults (3 of them, all satisfied beginning of this month) we cant get a joint mortgage with a mainstream lender so im looking at houses which i can apply for myself and in this area there isnt anything really apart from the afore mentioned house! We are now considering renting, banking the money left over and adding to savings until hubbys credit rating is repaired enough for us to go for a mainstream mortgage rather than go with a subprime lender and pay astronomical rates. Not sure if its sensible after owning our own house for the past 7 years but as a short term solution might be the best way to go.0 -

If nothing happens in a few weeks I'm going to think about reducing the price. How much difference do you think it would make if we offered to pay the buyers stamp duty? The house is currently up at £140k0 -

Just checked and our house is in a qualifying disadvantaged area for stamp duty. There goes that idea then
As another thought is it worth including the air conditioning in the bedroom as a selling point?

they were lovely! :rotfl: i was quite surprised! they liked the house but were open that they were considering a different one too - but they told me they had the money to buy it. that's a bit odd i thought. anyway, we'll wait and see, as usual.

It might be worth mentioning that it is exempt from stamp duty as we are in the process of buying a house in a disadvantaged area and had no idea about the stamp duty thing until I tread about it on here! So your potential purchasers may not know about it either IYSWIM. Might just be what they need to tip the balance. And I would mention the air-con too - it's another bonus0 -

Well, not much news on my front. Guy who second viewed last week (and asked for HIP) didn't return EA calls until today - said he'd been away. Knew it wasn't a good sign! They not proceeding with an offer as they felt the house would need too much rejigging to make it work for them although they apparently loved it. Fair enough but does it take 2 viewings and the HIP to know that?? And it isn't really a family house - that is clear from the brochure so tbh not sure why they viewed with a baby on the way? Ho hum.
Another chap just rang agent today and wants to view but not building my hopes up as he works and only has one day a week off - said he couldn't view that day this week, would have to be next week. EA persuaded him to view at night this week and then he rings her back and says his wife is working so it will have to be next week afterall! They've made an appt but I think if you are interested in a place you want to see it fairly quickly!? They are in the area so it's not like they have to travel far or anything. Doesn't fill me with confidence that they are not timewasters!
EA has had two calls for brochure to be sent out today from newspaper ad at the end of last week so we'll see if anything comes of that.
It's hard work this selling game! Still, it's only been two weeks - how impatient am I?
Wish I was selling a 3 or 4 bed semi - they are flying around here. Mum ended up with two offers in for different properties at the weekend just to try and secure one - she's managed to get the one she liked the best so I'm pleased for her! Lady had 6 viewings booked on first day on for sale - without an ad or anything!! Fortunately EA quite up front and rang the viewers left to view and said it was now under offer which is nice. Mum in great position though as she has nothing to sell and proceed asap and this lady wants that as she has no chain.0
