Philippa - you have had a few viewings though haven't you? Did you get feedback - for what it's worth sometimes lol! I'm sure the weather will bring viewers out, it's starting to here

Yes, we've not done badly for viewers and do have an interested couple, but they need to sell their place before they can offer on ours.
Everyone who has viewed has liked the house - its a very pretty house, despite its main road setting and lack of proper parking - and we've had 1 offer which fell through and 1 offer which might have gone through had the buyers been a little less peculiar.

Loads and loads of properties have been put up for sale over the last few weeks, I went and had a look at another house this morning (just a quick drive by!) as a possible, if the house we've had the survey done on, gets sold before we have a chance to buy it.

I'm hoping that spring brings proper buyers, but at least it means lighter evenings and more time to spend in the garden!

…not-loaded - so what did you do about the offer then? That is pretty low - any chance of them increasing?…
It was an easy NO that one! There’s so little on the market here, and we’re beginning to look rather cheap compared to the rest. The viewings are coming in more regularly now, so we’re prepared to bide our time for a bit.

Ive been on the market for nearly 6 months, lots of viewings, a few liked it but haven't sold their places.
What has really annoyed me is that people arrange viewings and arrive to see that I'm on a main road! Yes, the address is High St!! I think that is a clue.

Yet they want to be close to shops, buses etc.

Another thing is the hysteria when they see there is a pub opposite - a quiet enogh place which is mainly quiet, sometimes busy when people drink outside in the summer - then they go home!

Well it suits me - wont go into reasons for trying to sell here, just had an opportunity to buy a bigger place - so I've found a great solution. I'm taking it off the market!
Its a gem, a bargain, but buyers have missed out, so I'm onto Plan B and happy to stay put and keep this as an investment, and will buy a second property.

Potty - it's a hard decision to make - personally I've lived in both types of houses and there are pluses and minuses to both. You get more space and character with an old house but often your hand is never out of your pocket on repairs/upkeep etc and generally they cost more to run - heat, water rates as opposed to possible meter on a newer property. Newer properties are often more efficient but smaller! Hope you make a decision soon - have to say I have two littlies too and I don't think I could live with all the mess/stress of DIY and builders at this stage in their lives.

    Hi again Hopejack,
Our heart's said 1930 house, but head said 1960 house !!!!

So we went for the 1960s house in the end (original offer from Saturday accepted which is fab!!) - there was lots of work to do on the 1930s so we went in £20k under which they couldnt accept (their dream house has sold) so the choice was taken away from us and I was rather relieved !!!!! Slowly started to sink in how much work needed doing, mainly the kitchen (nightmare) and with 2 little uns didnt think that was such a good idea!!!

So, yesterday we confirmed we wanted the 1960s house which is move straight into condition !!! 3 double bedrooms, south facing garden looking over farmer's field, newish kitchen (no work), bathroom (ok) and lovely area which we have been so after for the last year.

The thought of purchasing an 80 year old home was starting to worry me but a 50 year old home doesn't bother me as much !!!

Well, we now have 3 viewers lined up for early next week, two are in rented but wanting to buy and the 3rd one just sounds like a 'let's have a nosey' buyer tbh but as the EA is showing them round I'm not worrying too much. So, please keep your fingers crossed. The first two viewers came from the local press ad end of last week so it just goes to show some people don't use Rightmove or weren't looking in that area.

The bad news is another river house has come on the market a bit further along the river. It's lovely, much more spacious than ours but doesn't have any outside space at all - other than balcony on lounge which is odd. Alright not everyone wants a huge garden but a place to have BBQs etc is nice. It's up for £75k more than ours .....

Good luck with your viewings !!! Try not to worry about the competition house, as you say it is more expensive and over SD threshold so a different type of house to your own.

Here's hoping the lovely weather continues to bring out viewers.

LOVELY SUNNY WEEKEND AHEAD FOR ALL THOSE VIEWINGS - FLOWERS WILL BE HERE SOON IN THE GARDEN !!!!

Well I'm feeling really nervous today. Our buyers survey is lined up for next Monday although I'm pretty sure that it will come back clean as our house is a newer one so should have no major issues. Not that it matters much anyway as he has 60% deposit so mortgage is pretty teeny ;) What I am nervous about is the fact that he will soon start to get the results of his surveys back which flag up radon and the fact that this house is ex HA. I didn't realise that ex HA properties had so much negative feeling until I read this forum :( It never bothered us when we moved here 11 years ago so hopefully it might not bother him - although he has said that he is a location snob (couldn't afford where he really wanted to be so compromised with here instead). I'm expecting him to pull out at any moment and in that respect I can't bring myself to start the packing. I don't think I will be able to do any packing until the draft contract is here for us to sign. And I've no idea when THAT will be.

I swear, I am NEVER EVER moving again after this! I've lost almost a stone so far with all the worry!

Had viewing last night and they "are interested" and considering things at the weekend. Sounds as if they want to beat down the price- we are £40K down from peak and priced to sell - so tough!!! They don't even have a buyer themselves yet.

Had another call from EA while I was out and could someone else view today at 4.30- dozy DH waited till I got back to answer - I phoned EA straight away to agree - whizzed round the house to tidy etc.

Not had a phone call to confirm and it is now 4.40 - viewer not answering her phone!!!!

Now don't know what to do !!!! Grh!!!!

Staying tidy for another hour or so and having a coffee to calm down.

Well we have finally got a Regularisation certificate for the attic bedroom :D
Got two EA coming to re-value beginning of next week, so hopefully we will be back on the market by the end of the week.

Went to look at a repo on Monday, a lovely detached 5 bedroomed cottage, but in need of quite a bit of work - after it was reposessed it was broken in to and they ripped up floor boards to pinch the copper piping!!! Would make a fantastic family home, but we can't do anything until we sell.

How much off as a % is the 40K?

mine is going down by £35K to £229950 with effect from Monday and a flurry of advertising next week. Hopefully this will get a sale.

Wow! We had a lovely viewer this afternoon who acted like a normal human being.

I am SO pleased. She loved the house too! :)

Fingers crossed she puts in an 'acceptable' offer!

After our nightmare service from a local EA, we had lost all faith in the market, so decided to do something different, last night we instructed House Network to re-market our house, we added the fast track service, so hopefully it will be back on the market by Monday :D
