    Hello can we join you, our house goes on the market in the next couple of weeks.

    Bit of background, we have inherited a property that we are moving to and selling ours. Its a 3 bed semi, new kitchen and bathroom 3 yrs ago, new boiler 5 yrs ago with full service history, UPVC double glazing, facias, and soffetts 5 yrs ago, large garden, drive, front views over open country, close to good schools and a bus route. We also have a full structural survey that was done in 2006 for a mortgage renewal which showed up no problems.

    Had 4 EA's value it and plumped for the local one (they sold it to us 11 yrs ago), they valued at £105000, we have asked them to put it on at £110000 as we think it is worth it compared to what is available locally, and gives us room to manouvre;);)

    We are in the middle of moving out this weekend, and have the EA coming to do the Energy surveything, measure up and take photo's on Thursday. I know some will say its better to sell with furniture in, but due to work it will be difficult to move later in the year, plus its a take it as it is sale (we're leaving curtains, carpets, dishwasher, cooker, and washing machine). The is no chain at our end and we can complete quickly, so are hoping for a quick sale.

    Hope we get some views and a quick offer.

    not posted for a while, been lurking in the background

    update on my situation
    hubby still working through the redundancy situation (finds out on Thursday)
    we decided to let the sale of our house progress - so in 3 weeks the buyer has had his survey and mortgage offer, they suggested a electrical test which is been done as i type, bloke in the kitchen now!

    we are going to either rent a house in the location we want to be in or buy a cheaper house on my wage...........we've seen 2 so just need to decide.

    not doing anything until this electric bit has been sorted, so no movement at the minute.

    keen to see how you guys are getting on, good luck to everyone,

    Well I am finally moved and back online!! :) Note to self never let hubby look at a property on his own when buying - he wears rose-coloured glasses!! House we moved into had heavy smokers living in it which if Im honest would have stopped me buying it - it affects 3 of the kids chests and I cant bear the smell Im afraid (no offense to smokers!). So we have to redecorate the whole house.Also there is alot of work needs doing that hubby didnt spot! Will have to get my tape measure out but garden is no-where near 80ft as advertised (wonder how that stands legally) but saying that we are all back together as a family and thats what is most important. We are tied into staying here for 2 years, but will probably stay 4 to give us time to recover financially and do the much needed work on the house.

    Good luck to all those still on their journies!! Will be thinking of you as I still trip over bags and boxes and cant find anything!!

    (Oh and my 3yr old got a place at the primary school 2 of my others go to so that is great, but my 13 yr old had to appeal for a place at high school and it was refused :( so looks like a bit of homeschooling will be in order on top of unpacking!!!)

    Hi Kymie - great to hear from you! Glad you are up and running - decorating sounds a nightmare - had the same issue with my ex tenants - but with complete redec - we're talking ceilings - the lot, and new carpets throughout it's like a new place - no lingering smells. Took a while to get the tar stains off the lovely white fitted wardrobes though - yuck! Hate the stuff myself! So you will get there. Soo glad to hear about your little boy and school - really pleased. So sorry to hear about your older one though - what a nightmare for you :( Is there a chance of going on a waitlist just in case?

    Goldengirl - welcome back! I was going to post on another of your posts and ask if things were progressing but didn't get a chance. Glad to hear things are at least going ahead. Hope you manage to get the house you want.

    Not-loaded - any news?

    Welcome farmerboy - your place sounds great - I'm sure it will sell. EAs round here keep telling me they can sell decent 3 & 4 bed semis 10 times over and it does seem to be correct as my Mum has been looking for one since Sept time last year and just got sorted last weekend!

    Mumof4 - you'll have to let us know how you get on with the new agent! I'm intrigued by them. I've only seen one house in our area with them and I love it - only prob is they are way overpriced (I guess buyer sets the price!). They are on at £275k, another house on the same street, which is sought after, came up about 3 weeks ago at £250k and sold in 2 days! The 275k one has been on over a year! I'm sure they'll have had loads of offers at the SD threshold but obviously they are in denial or need more to move and are happy to wait.....??

    Well nothing much my end, just waiting for the next few days and these 3 viewings coming up. I'm slightly optimistic about the first lady but defo don't think the other two will lead anywhere. Still, in this game you never can tell!

    My EA tells me the good weather is definately improving enquiries and viewings - funny isn't it.

    Hopejack - good luck with the viewings. I will let you know how we get on, they can't be any worse than the last EA!! Yes, you do set your own price with HN, but we have 2 EA coming round to give us new valuations, so will base our price on that.

    I was being a bit hopeful when i said we would be back on the market by today, it will actually be Friday! Still it gives us a few days to paint the last two doors.

    Just had our buyers valuation survey so am now sitting with my stomach in knots!
    Still convinced that he is going to pull out at any moment too. Defence mechanism I think :(
  • Hi I posted a while ago, but still lurking. My house has been on the market for 29 weeks now (not that I'm counting!) and yesterday we showed our 19th couple around. I'm mostly finding this whole thing soul destroying and have twice thought about taking it off the market, but I suppose it's giving me plenty of time to really think what I want/need for the next house.

    Quick question, the Rightmove maps have changed recently, I used to use them in satellite mode and it would tell you the direction you were facing, so it was easy to see the orientation of a house, it doesn't anymore so can anyone recommend a map site that does show orientation. I'm a bit obsessed about wanting evening sun in the back garden of the next house as thats always been a bugbear for me
