    Aw Millie - glad to hear EA has some new advertising planned. Your house is beautiful so hopefully the price will get someone seriously interested - when they get it right on RM that is!

    Know what you mean about the EAs not turning up - I had similar, invited 4 agents and one cancelled just before appt - no explanation, so when they rang to try and rebook an appt I told them I had other agents coming and would get back to them if I needed them - made me feel better :)

    Hi,

    kymie, glad to see you back, good luck with all that decorating!

    I've been lurking a bit on this thread but very active on the diy one!

    My buyers came round on Saturday just for another look and to see what I was leaving etc. I'd not met them before and all the neighbours had been asking who was moving here ((shrug shoulders)). It's a young couple with a toddler so that'll please some of them.

    Meanwhile, I've been busy planning things for the 'new' house. The EA i'm buying via is really rude. The seller must be paying them at least £1,800 quid for very little. they didn't have to market the house as I saw it and offered before it got that far. Yet the couple of times i've gone back to measure up (it is empty) she very curtly states she can only spare 20 mins or so.

    Anyway, the house needs windows, rewire, kitchen and bathroom. I've got brochures galore on my floor, you can barely see the carpet :eek: I think I have found a kitchen fitter/bathroom installer, window replacement man and sparky. I can't wait to go up to the Ideal Home show to get some ideas.
    Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j

    I would wait before considering a price reduction. Dont forget that for most of the time your house has been for sale weve had the worst winter weather for decades, so I'd hold on until after Easter at least

    Hi All and thanks for the comments so far,

    Spirit - I'll post a link tomorrow from Rightmove as I need to check the click throughs for this week from advertising in the local papers with the EA just to see if the advertising is reaching anyone.

    Hopejack - There was a house along the road for me that sold for £100k in November. It was a slightly differnt style and terraced. I think part of my current problem is that next door are selling at the same time. Originally they were up for £109k, but they have recently part-exchanged with Dunelm. This has meant their property has now gone on with Dunelm's EA for £95k to encourage a quick sale. The only difference between our properties is that they put a small extension on a couple of years ago which is just big enough to house a table and chairs. Hence why they started at a higher price.

    Partlydave - I have been thinking that with the weather, though the lack of viewings is starting to worry me.

    We went on the market at the end of August, took it off roughly 3 weeks ago due to not one single viewing :mad:
    We're going back on the market on Friday with a new EA.

    Hopejack - we have had her on the waiting list since we decided to move in Sept 2008 , apparently she is at the top so Im hoping it wont be much more of a wait!

    Pawpurrs - lol I knew no matter what I looked at I would find fault - moving into a smaller house for more money is tough lol, so I chose a list from measurements etc and hoped hubby would be able to spot all that needed doing! I still think the house we got was best value for money and who knows, we may even do it up and move on in a better property climate!!

    A smoker's house is a pain, but at least you can paint it, and if it was that bad, the existence of a pong was probably what put others off. May have done you a favour! Once the decorating is done you will, literally, see it in a different light.

    When we moved in here, we had 'essence of dog' to contend with, which was so bad in places that we just pulled the carpets out and renewed. Mind you, as we're agricultural, that probably wasn't much of a put-off for most viewers!

    Was jumping on the sellers bandwaggon, but as of today not so sure.

    Bought £112k in 07'. Spent £3k doing the flat up (if not more)

    Current valuations £95k and £87.5k. My mortgage is currently £91k & I owe 7k to parents.

    We'd saved up £16k deposit for the next house, seems like a bit of a waste of time really.

    Hi,

    My property postcode is NE23 7LD for Rightmove. Funnily enough my neighbour's property is the one that sandwiches mine in the postcode search results.. lol.

    I did check the click throughs with the EA and since the local paper ad on Wednesday there's only been 6 potentials that have viewed my property with no-one following up with a viewing. I am in another ad this weekend.

    19 is a lot of viewings though 6 of them did come from 2 open viewings we had back in Sept. I've spoken to both of my EA's today for a reminder of the feedback they have on file. It consisted of;

    2 saying the house was too big!
    1 saying no combi boiler
    1 found a house in another area
    1 didn't like the stairs in the living room
    3 did really like the house but hadn't sold theirs so couldn't offer if they wanted to

    I can't inc the rightmove link as I'm new, but SR32TR £165k will take you to it. Any feedback would be gratefully accepted!!
