    Well its 4 weeks tomorrow since our 2 bed house was put on the market. We had our 2nd viewer on tuesday afternoon but they have still to put their house on the market first. Tomorrow night we have 2 viewers in the evening and both are FTB so we will see what happens.

    If things go right then we will need to get our thinking caps on about where we are going as the house we liked is now sold. There is another house which the owners are trying to sell themselves but I think there is a lot of work to be done which I was steering away from with a toddler but we may need to consider again as it is a right area we wish in the village for schools etc.

    Thanks not_loaded for looking. We're hiding nothing terrible :) I was thinking about the garden to sort this month once the morning frost stopped. Put a hanging basket next to the door and some colourful bedding plants for the garden and spruce the tubs up. The bulbs are starting to grow so should have some daffodils in the next couple of weeks.

    We're getting more advertising in the local papers this week so fingers crossed to getting our first viewer.

    Hi All,

    Glad to find this little sellers support network :)

    Our house has been on the market for 5 weeks and we've had 3 viewers through the door. As with some other sellers, we've had 2 FTB state that the house (a 3 bed semi) is too small ;) but one of those did come back a further 2 times and then put a cheeky offer in earlier this week (over 15% below asking).

    All this I'm fairly happy about. I'd love to be getting more people through the door, but they'd probably be tyre-kickers anyway.

    Our issue though is with our EA. There have been minor niggles since the start (sign was 4 days late, agent late for photo appointment, photos are ok but not great etc), then we found we had to chase them for confirmation of viewings and feedback from viewings.

    However, since the offer has been placed, I've had them on the phone twice, basically trying to talk us down from the valuation that they themselves gave (just 5 weeks ago remember). We'd already decided on a price that we'd be willing to accept but the EA has now said even that may not be achievable. Their justification for this is that they don't think the person who made the offer could afford that amount!

    Are EAs really in such a bad way that they feel they have to get a deal done with the first bidder that comes along?

    When you are paying you EA say 1% of the price paid then the odd £1k to them barely makes a difference to the fee you pay them. They want you to sell the place as quickly as possible to secure their fee. It is not in their interests to get you the absolute best price.

    Greetings!!
    I join your thread in full form- I own 3 properties, (two 2 bed flats down south i rent out and one 4 bed we live in) and have put all 3 on the market, one went on today, our house is due to go on tomorrow and the other flat was valued today....
    Its all been a haze of HIPS and agents so far but i am feeling strangely in control (give it time)
    I have pre warned the ea's that i will be their worst nightmare as i am very impatient type and that it is in their best interests to email me daily with updates or i will only turn into a stalker.........
    We are moving to the states so need to get rid and get out!!!
    This is going to be interesting......am also getting married in June just to liven things up .............:eek:

    Just sold my house this morning :beer:
    Been on the market for 3 weeks, we tweaked the price down to just over what we were after and set it as an offers in excess of.
    Offer came in this morning for £2k less which was exactly what we were after. Think it also helped mentioning the lack of stamp duty to pay (although we left out the disadvantaged area text :) )

    Just waiting for the other lot to confirm our purchase now and we can finally start moving.

    Now frantically looking for a decent mortgage/solicitors

    Not posted for a while, been a bit disheartened with our (attempted) house sale. We've been on the market since September and have had a few viewings but we're aimed at FTBs and so it's been a struggle because of mortgage approvals I think, also we're in Manchester city centre and there are a lot of flats for sale, and none of them (including repossessions at very low prices) are really selling. We're priced to sell but it just hasn't happened for us yet.

    The latest development though is that I've been offered a job abroad for 1 to 3 years which includes accommodation so we won't be moving anywhere else in Manchester, even if we did sell. Because of this we've decided to rent our property out whilst we're away and the rental value covers the mortgage and a little bit extra so very pleased with that.

    We've got a viewer next week, but unless they offered dead on the asking price I'm not sure it's worth selling anymore.

    After that we're going to take it off the market and find someone to let and manage it for us - I'm dreading it just thinking about it; estate agents are not my favourite people!

    Hopefully by the time we come back to England the market will have picked up, we'll have added to our deposit and increased the equity in the property so we can sell it and buy our dream house. That's the (optimistic) plan anyway!
