Cheers for the offer but was looking for something nearer Nottingham :)
They have decided to go with a buyer that has no chain, whereas we have a first time buyer buying their house.
I've never been this !!!!ed off in my life, its thrown all our plans out now and we don't know what to do.
I don't want to annoy our buyer by hanging round looking for somewhere else to buy (the place we had our eye on took 4 months) but I can't say I'm too keen on renting.

When you are paying you EA say 1% of the price paid then the odd £1k to them barely makes a difference to the fee you pay them. They want you to sell the place as quickly as possible to secure their fee. It is not in their interests to get you the absolute best price.
Yeah that's kinda what I guessed.

I have seen suggestions about offering the EA a higher percentage on the last 10K or so, up to the asking, but right now I'm not sure I'd want to give them any more of my money

Standard estate agent tactic of telling you your property is worth more than it actually is in order to get the instruction, then quickly trying to move you down to something more sensible.

Two viewings today in response to the reduction I guess. Both couples in rented and both seemed very keen, first set want to come back over the weekend, second set were here an hour!

The interested viewers came over for a 2nd viewing today but no feedback or offer as yet.

The house is cleaner and tidier than its ever been so they've seen it in its best state - if they don't offer then they're crazy!
I'm practising being patient (which doesn't come naturally) and if that won't work, I'm going to have a couple of large glasses of wine and not think about it!

Is it really sad to admit that i like this house selling process in as much as it gives me an excuse to indulge in my OCD cleaning tendancies?!

Our price is in line with everything else on the market locally, even with other agents (though they may all be over-pricing). If thats the case, I'd be concerned that we're losing viewers (and potential buyers) by sticking with an asking price thats too high. Of course dropping the price after just 5 weeks might seem a bit desperate, which we're not!
