Anyway, 3 weeks today we accepted an offer, as before, no communications at all from our Buyer, their EA or their Solicitor. Apparently they are back from their 4 week holiday now so lets see if we ever hear from them ??!!!!
So, we went back on Rightmove last Wednesday (thats when I started to get the shakes with it all !!) calmed down by Friday and looking to a nice weekend ahead (Mother's Day etc) when we got a phonecall for viewing - I was so tempted not to have it as we had made plans and so stressed out by the whole saga - anyway, to my better senses I agreed as the couple had just sold and they had missed out on another property and seemed to have been through exactly the same saga we have gone through.
It went well, I could tell 'Mr' liked it but not so much 'Mrs' but with a young child and 5 week old baby they were probably shellshocked with everything!! We then went out for our later than planned lunch and got a phonecall from EA within an hour with an offer !!!!
Just waiting now for a phonecall back to see if we can agree price and can't believe we will have sold AGAIN within 3 days.

Well, at my end my buyer still seems keen, has been financially 'qualified' by my EA, and has given her sols details over. Bit concerned as it's become apparent she needs a large LTV mortgage and I'm worried lender's surveyor may undervalue on what she's offered but we'll have to wait and see I guess!? I think the asking price is fair based on recent values and post 2006 values too and they are offering just short of that so I'm keeping my fingers crossed. We have now taken the place off the market (and cancelled some viewings this week, mainly because they weren't proceedable) which does worry me a little just in case things go pear shaped but the EA recommended that course for now.
Fingers crossed Hopejack, sure you'll let us know how things are going.
Word of caution though, as you may have seen, we took (well EA decided to take) our property off their Website as well as Rightmove when we accepted offer 3 weeks ago - we hadn't even got the Sale of Memorandum back as they could not confirm which Solicitor they were using - then a couple of weeks down the line alarm bells ringing. We went back on Rightmove last Weds and luckily things have turned out well again .. we hope - but can't help but wonder we may have got a few more viewings and queries from interested and proceedable Buyers if we had stayed on the market for a little bit longer - at least until a survey had been done on our property - a lesson learnt by us (again).

Oh well at least the EA's are motivated to sell just to get rid of me stalking them all.........

Just off the phone with our EA, letting them know that due to taking a short break (partly to get away from the house selling!) we'll not be able to take any viewings until next week now.
So why do I have the feeling they'll get flooded with calls this week, by people wanting to view, who can't wait until next week? :rotfl:0 -
So far they have viewed the house twice with the EA, then with 1 set of parents & EA, then with the other set of parents & EA.
We're waiting for the aunts and uncles next0 -

After 13 months of being on the market and selling (well accepting!!!) 5 offers we hope we can now move and get on with our lives !!!!!!!
After viewings every weekend and illness when not - I was looking forward to a real treat Saturday gone - a day out with the family !!!!!!!! Needless to say 10.30am Friday got a call for a viewing - was soooo tempted to say no but they had just sold so went for it - we got an offer 1 hour after viewing!
The other thing you could try is let the EA take viewers round ???!!! (if you trust them enough ??!!):rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

So we have just accepted ANOTHER offer - 5th one in 13 months !!!!
They are a couple with toddler and newborn, their Buyer hopes to get a completion date in next couple of weeks and will then be moving in with his parents so effectively a FTB.
Our Buyers are using the same EA as us and the same Solicitor !!!!!!!!!!!!!!!! That sounds fantastic to me !!!!!
So there is just 3 properties in the chain with us in the middle and our Vendor will be renting on ...... fingers crossed again !!!!!!!!!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -
