    Our price is in line with everything else on the market locally, even with other agents (though they may all be over-pricing). If thats the case, I'd be concerned that we're losing viewers (and potential buyers) by sticking with an asking price thats too high. Of course dropping the price after just 5 weeks might seem a bit desperate, which we're not!

    Feedback etc should tell you whether you are overpriced or not. When we sold a couple of years ago, we were advised to put the property up for 5% above what we sold it for. After a month most of the feedback was that the property was not as big a people were expecting no second reception room etc. It was clear to us price was a factor and we dropped the price by 5% after 4 weeks and it sold for full asking price.

    If you are getting lots of viewings and feedback does not seem to suggest price is problem then why drop especially if you are in no hurry to sell.

    We have been on the market a bit longer than you, and had the same experience - Christmas, snow, etc etc. We did not get viewers until we dropped our price substantially. It's worth it - get a sale and then perhaps negotiate to recover the money on your next house. Good luck!

    Yes its up BUT have had to email the agent with a b*****ing as there is only one picture of the front on both the rightmove ad and the sample of the brouchure that I got in the post today.......:mad:

    I mean honestly!! The flat is empty , how hard is it to go and take a few pictures!!

    Considering how easy it is to take pictures and then upload them to a website - they should have that sorted straight away! At least its up on rightmove and people will be looking at it.

    Our viewers yesterday contacted the estate agents to get the HIP - we've emailed it across. The E/A thinks they're going to make an offer, they know we can't move until end of May, so I'm guessing they're in no rush to make a decision :mad:
    But, we've got another viewer coming tomorrow - according to the details, she's a 1st time buyer - I hope its not a single woman coming to view a 5 bedroom house, just so she can tell me, its a little big! :rotfl:

    It only takes 1 interested viewer to make an offer and house sold ~ allegedly!
