    our buyers electical safety check was done yesterday and guess what................................our house failed due to something about earthing.

    Electrician coming tomorrow and he will sort out for us, hubby's mate so we've pulled in a favour :)

    lets see what else pans out :(

    just exchanged today for completion next monday, so pleased that it has happened. we have now moved out so it is a relief to get the confirmation that the legals are in place to finalise the deal. now need to find somewhere to keep the deposit money and earn some interest whilst we search for our next place

    Hi All, First time user here. Just looking for a bit of advice from all you sellers out there. I have been on the market since mid November and have had no viewings what so ever. I am wondering if now is the time to consider dropping the price. So far the action I have taken in the past few weeks is to discuss the issue with the estate agent and take some new photos as a few shots were not quite there. My property has been advertised in the last week in the local papers, no-one has asked to view. I am on Rightmove and a few other internet sites and the stats are showing that people are looking at my property but just not following through in organising a viewing. Should I drop my price or wait a little longer? As this is my first post the site does not allow me to post a link to my property. I am selling a 2 bed house at £99,950 and was thinking about dropping it to £95,000.

    Mine is supposed to be on at £230K from today (from 265K). Just checked propertybee and the EA put it down to £230 on Friday then back up to £249950 on saturday!!!??? Will have to ring them tomorrow. I have now had 7 viewings since end sept minus the 2 months it was 'sold'.

    Quick question, the Rightmove maps have changed recently, I used to use them in satellite mode and it would tell you the direction you were facing, so it was easy to see the orientation of a house, it doesn't anymore so can anyone recommend a map site that does show orientation. I'm a bit obsessed about wanting evening sun in the back garden of the next house as thats always been a bugbear for me


    Yes I'd noticed that too.. aboutmyplace has orientation on.

    Hi all - well, viewing tonight went well - they put in an offer on the spot! It's a very good offer - v close to asking price (it's their top budget so no further offers) and they are FTB in rented so no chain. Mortgage in place as they were buying something else but the buyer pulled out so want somewhere fairly quickly. We haven't accepted yet, going to sleep on it tonight ;) However, as I've read on here, don't want to count my chickens. They have asked if we accept offer, to take it off the market to viewings - bit loathe to do that for obvious reasons but accept they are in a good position - we had two viewings booked for the next two days so something to think about - one was in same position - FTB in rented the other wasn't so obv not as strong. So, watch this space!

    Millie - anything from viewing on Sun? What is your EA playing at? Is it worth thinking about another agent? I know you've been on a while - maybe some fresh marketing??

    frafferty - know how you feel, I've convinced myself already that something may go wrong with this offer/buyer if we proceed lol! I think you read so much about things not progressing.

    goldengirl - sorry to hear about the check - at least you can pull in a favour! It just goes to show you never know what is lurking with surveys/checks! How old is your house? Hope it's sorted easily enough.

    Mumof4 - glad to hear you are getting some valuations. I think that is sensible as it's pointless putting an over the top price like the house I mentioned - just doesn't bring in any viewers! Good luck!

    Fingers crossed - hope you don't mind me saying but that's a lot of viewings? Are you getting feedback on why no offers come forward from your EA? Is there anything you can do about the feedback? I would say it's probably not price overall as you wouldn't even get viewings if that was the case.

    xtra - time - good luck with viewing! I do think there are more buyers about contrary to what the press is saying but I guess it's location specific.

    Rob - welcome! Lack of viewings is usually down to price if the place is well presented and in a reasonable area. Your house is ideal for FTBs so I'm surprised it hasn't moved. You can post your postcode here if you like and we can search for it on RM and give you some feedback? Have you checked your valuation against sold prices on the likes of nethouseprices.com etc to make sure your price is realistic?

    The new price of £230K is supposed to be accompanied by a flurry of advertising.

    As regards to changing EA there's only 2 in the village and the other one never even bothered to follow up after he came out to value.

    I think the reality is there is just a slow market where I live and hopefully the new price will spur someone on who may not normally have bothered.

    No report from the viewing on Saturday but their house is supposedly on the market (but I can't find it) and they were here all of about 6 minutes.
