The decision making process is a real nightmare - thought once we had accepted an offer it would be a breeze but its all the same stress, stress, stress - got a constant lump in my throat !!!
Had 2 second viewings ... 3 bed semis
one on Saturday - 1960s large type we have been after, open aspect garden, move straight into condition, 3 double bedrooms - offered £160k then £162.5k and left it at that as were told the price is £165k - we weren't too bothered and I think that says it all.
one last night - lovely 1930s house, lots of character, needs lots of work !!! kitchen needs gutting (not one good thing to say about it !!) , bathroom will need gutting, nicer position, bigger garden - we offered £157 before Xmas which was accepted but now thinking we need to renegotiate !
Our dilemma is we are leaving behind a 3 bed semi 10 year old home with all mod cons (ensuite, downstairs wc, garage, upvc windows, rear extension) for a quieter area, away from a busy road and nearer schooling, the next 3 factors were wanted; bigger garden, rear kitchen and ideally another reception room or potential to extend/convert garage into playroom. We are basing what we are buying at what we have sold at and the difference isnt that much - we really think both houses we like are overpriced and the monetary difference we have left wont be enough to get what we have currently - a real compromise !!!! We can't downsize with a 2 and 5 year old - we need as much space as possible and if we can afford to do work (which we are prepared to do) there is inconvenience of having that work done (time is precious to everyone!!).
Anyone have any thoughts or advice - its scary to think we have only ever lived in new build houses and now we love an 80 year old home!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -
It's hard work this selling game! Still, it's only been two weeks - how impatient am I?
Wish I was selling a 3 or 4 bed semi - they are flying around here. Mum ended up with two offers in for different properties at the weekend just to try and secure one - she's managed to get the one she liked the best so I'm pleased for her! Lady had 6 viewings booked on first day on for sale - without an ad or anything!! Fortunately EA quite up front and rang the viewers left to view and said it was now under offer which is nice. Mum in great position though as she has nothing to sell and proceed asap and this lady wants that as she has no chain.

The market has definitely picked up here - Midlands.
All the 4 beds in sought after area here that were on for around £250k for quite a while before Christmas HAVE ALL SOLD ! I can imagine Buyers wanting that type of house to be ringing round the Agents begging them to find them one !

We had what I thought was a brilliant viewing at the weekend. A communicative pleasant couple who asked all the right questions.
They were very grateful for our list of local schools, places to go, walk etc. Transport links etc, all in a little brochure we print off. Very impressed by what they’d be getting ‘all in’ such as the white goods, built-in furniture and quite a bit of other useful furniture.
Loved the recently decorated, spacious house. Loved the playground just around the corner…
Monday afternoon they offered £30,000 below asking. Hmm…0 -
Hopejack - yes it was me and fortunately it is now sorted. Our EA's are the most hopeless, uncommunicative, useless pile of morons that I have ever had to deal with. And for 3% too! Next time (!!!) we will go with the cheapest instead :rotfl:. I spent too much time on Google reading about chains and how many fail and got myself in quite a pickle over it all so I decided to email the EA who we are buying from on Friday night. Saturday morning I got a reply to say that the people above the people who we are buying from WILL be moving into rented if they are not ready to exchange by the time we are ready to exchange as they don't want to upset the balance and potentially lose their buyer. So we are back to the original 3 property chain and it is all sailing along quite nicely! Had our valuation survey done yesterday which puts the house at the exact price that we have offered
Environmental and Chancel searches came back today and they are all good . Sol thinks we are looking at completion at around Easter time :eek: I really need to start packing - this has all happened a LOT quicker than I expected considering our house only went on the market just over 2 weeks ago. Happy frafferty today
Still not heard much from our buyers though.....

I'm sure things will start picking up soon as folks get used to the weather being better.I think it's been so foul for so long that lots of people have got used to just hunkering over a fire and not going out at all except for essential stuff. Fingers crossed you'll get some viewings soon.

Morning all!
Well, about half an hour after i posted here on saturday i had a call from the EA to say our purchasers had the survey report back from Esurv. They have valued the house at the price we have agreed and there is nothing on it except regular roof maintenance and 'the property may benefit from cavity wall insulation in the future'. Very happy i have to say. After reading about these surveyors i was very nervous.
So we are back on a househunt - need no chain really in order to move quickly so looking at repossessed properties which in this area there are plenty to choose from! IFA seems to think its possible we could still get a mortgage for the amount we want but just in case we are looking at rented also. Good thing is we arent completing til 1st june!
Hope everyone is doing well is anyone close to exchange/copmpletion??

Potty - it's a hard decision to make - personally I've lived in both types of houses and there are pluses and minuses to both. You get more space and character with an old house but often your hand is never out of your pocket on repairs/upkeep etc and generally they cost more to run - heat, water rates as opposed to possible meter on a newer property. Newer properties are often more efficient but smaller! Hope you make a decision soon - have to say I have two littlies too and I don't think I could live with all the mess/stress of DIY and builders at this stage in their lives.
Monica - glad to hear survey OK! Hope you manage to sort whether you are buying or renting. Repossessions certainly seem on the up because of the current climate.
Philippa - you have had a few viewings though haven't you? Did you get feedback - for what it's worth sometimes lol! I'm sure the weather will bring viewers out, it's starting to here.
Frafferty - pleased to hear it's all sorted - not long for you then! I think I'm going to get a company in to pack and move us - I just can't face it with all our stuff. Obviously a long way off yet though as no buyer at the mo!!
not-loaded - so what did you do about the offer then? That is pretty low - any chance of them increasing?
Well, we now have 3 viewers lined up for early next week, two are in rented but wanting to buy and the 3rd one just sounds like a 'let's have a nosey' buyer tbh but as the EA is showing them round I'm not worrying too much. So, please keep your fingers crossed. The first two viewers came from the local press ad end of last week so it just goes to show some people don't use Rightmove or weren't looking in that area.
The bad news is another river house has come on the market a bit further along the river. It's lovely, much more spacious than ours but doesn't have any outside space at all - other than balcony on lounge which is odd. Alright not everyone wants a huge garden but a place to have BBQs etc is nice. It's up for £75k more than ours (and so above the next SD threshold) but like I said it's much bigger and all brand new kitchen & bathrooms. Hope it's priced far enough away not to be competition. Our house at £200k is seeming to attract 'higher end' FTBs which is a good thing as no chains, I think this other place would be more for second time movers (or downsizers)....? I say that crossing my fingers.
Here's hoping the lovely weather continues to bring out viewers. I see in the press house prices fell in Feb and mortgage applications have slowed considerably too - however, this is area specific I think. Around us it still, at present, fairly OK.... Would be just my luck to sell as we see another dip!0 -

Actually, no we haven't. Nor from the EA either about the viewing - I will have to call them, grumble, that's really useless of them (nothing new there i'm afraid!)

Frugal Living Challenger. No buying cleaning products. I used MSE advice to reduce my car insurance from 550 to 325!! & paid it off in full!!!0
