…well my mind is all a sctter. we have no pictures what so every. Thinking about looking for some cheapo prints or maybe a mirror for a wall or two.
Try the charity shops and eBay. Ikea do pictures too. Otherwise buy pound shop frames and print some internet pics!

…One general thing I am not sure about as a new seller - why, if the price is too high, are viewers not indicating this in their feedback? We have seen a few places ourselves that we consider too expensive for what you get, and I haven't considered it to be offensive to give this as feedback to the EA, said in a constuctive way of course.
I don’t think you’d be getting many viewings if it was seriously overpriced. Stick with it for a while…

Ask you to leave????? :rotfl: They’re selling, so why be so precious about the decor? Or why not paint it out if it’s that awful?

We've always given honest feedback as to why we haven't liked a house, whether its bad decoration or something much worse! Don't know if all our feedback has been passed on but we have always wanted to know what our viewers think.

We did view a property where the vendor pointed at one of the bedrooms and said, thats the 3rd bedroom, its a little full so I can't show you inside?! It had started badly though, with dirty laundry scattered about the hallway!

Some people need to be told that they really do need to clean up before people can see the property enough to be able to buy it! Estate agents should be grateful that houses on their books are getting viewings.

I know!! Keep telling myself to be patient but now thinking whats going on!! Our EA rang them now 3 times in 3 days - no answer - she said to me this AM "putting it to bed" ... I said ok and really hoping they were waiting for a better 1st offer from their Buyer before coming back to us ... !!!????

    Gosh, what a week !!

Started off so positively, patiently awaiting news from our second viewing last Saturday, by Wednesday doubting my own senses (even though her Daughter in Law took photos of our house, was visually placing her furniture and her son quoting "your house is the only one which ticks all the boxes" !!).

Anyway, EA had given up hope (don't know why) they rang them again yesterday - still no answer - then we went to view a house at 4pm yesterday and at the same time doing that our EA rang with an offer for us !!! Am delighted - just got to confirm she is a cash buyer and so is her buyer (bottom of chain) and fingers crossed this is 3rd time lucky for us - hope I haven't jinxed it putting it on here !!!

P.S We had a "Serial Viewer" on Wednesday - not even on the market - seems to have looked at every house on the market since last year but not ready to commit I think !! Anyway, loved the house but the garden was too small for her big dog and trampoline!!

P.P.S Whilst typing this got a viewing booked now for FTB (which we couldn't cancel too late yesterday) NO SHOW - not sure if its because of the snow - what a pain we can't ring the EA on a Sunday as they are shut - got another one booked for 2.30pm not sure if they will be kind enough to show up.

Our delightful (not!) non buyers came back, after pulling out of the sale 2 weeks ago, to make a new offer. They've decided that our house is worth £142,500 to them now (so long as we still include the cooker/dishwasher/fires and surrounds!) - its actually on the market at £159k - we did agree 3 weeks ago at £145k because they had nothing to sell and can move quickly. They thought that by offering a lower amount, they could save the money they were about to pay out on a survey for another property!

Unfortunately, we've declined their generous offer  They, however, contacted our estate agents to say we'd agreed!!!

I feel desperately sorry for the next poor sellers they decide to target, after they realise they won't be getting our house.

They are cheeky hounds!!! Good for you, they sound like they will be a nightmare !!!

I sold my last house in May 2007, and the house I was going to buy didn't happen so Ive been looking on and off since. I was an agents nightmare, looking at dozens of houses over an 18 month period. I have to say that the standard of presentation of the houses I looked at was average to terrible. There were only a couple in really tip top presentable/selling condition.
In my own case I decorated a bit, put in a new fire surround, bought some cheap pictures and 2 new(very cheap) sofa's to dress the room for selling purposes.

I did find the whole saga of selling my last 2 houses an absolute trauma though. My previous sale was in 2001, and I had 5 viewings all on a Saturday afternoon, one after the other. It was a nightmare. Stress to the max.

  • potty - I'm am soooo pleased for you - third time lucky I think!!! Keep us posted. Why did it take them so long to offer - it's quite odd?

passeysam - have I read your thread elsewhere about your flat on here? When you said 1 bed it all came back?? If so, I think most people on there said that buyers would choose a 2 bed priced same as yours (if yours is high end 1 bed) even if the 2nd bed is a box?? Having said that, you would think some of the feedback would be price if it were the real issue - it is decorated neutrally/decluttered? There are the only other things I can think of - and the location???

Our viewing yesterday was a waste of time really - knew it would be but the EA was keen to do the viewing anyway to get some feedback with it being the first one. They apparently loved the house but haven't got their place on the market after selling a while back and being gazumped on another place. EA thought that if they'd been in a position that they would have offered but if they are that keen then they would put their place on the market asap wouldn't they? So in all think they were time wasters. No more viewings lined up - hoping the local press will bring something. Thing is the house is a 'lifestyle' place - ideal for young couple or professionals due to views/type of house - it's not a family house etc so straight away you are only appealing to a smaller end of the market. Not like a 3 bed semi say that sells v quickly as always in demand. I'm sure we'll get there - we haven't been on a week yet - I'm too impatient!

Was annoyed to walk past the EAs window yesterday and find it's not on there though! DH thinks it's because they are doing a drip feed of marketing but I think I might speak to the EA tomorrow and just mention I saw it wasn't up yesterday! This was after she told me that our brochure is the 'best they have' at the moment - ha! EAs don't you just love them!

partlydave - hope you find something soon - my Mum is looking to buy and proceedable and still finding it difficult - down to the fact everything she sees is snapped up within a day almost!!!

Thanks to everyone for your best wishes :-) We're packed up and nearly ready to go tomorrow. Just have to do a final clean up once all the furniture is out of the way! Can't wait, but it doesn't seem real and my tummy is in knots! Still expecting SOMETHING to go wrong!
Good luck to everyone else on here! Thanks for your support xx

Hi All, move went fairly smoothly (apart from our sale completing about 2 hours before our purchase did but hey ho!) Good luck to everyone on the market and thanks for everyone's advice!
