Things seem busy on here today/tonight!
Pottyhouse - can't believe you haven't heard yet - do you think it's a good thing you haven't heard? I know in the past when I've put offers in I've always done it quite quickly but I guess it depends on the circs of the person - may be looking at finance etc.
I know!! Keep telling myself to be patient but now thinking whats going on!! Our EA rang them now 3 times in 3 days - no answer - she said to me this AM "putting it to bed" ... I said ok and really hoping they were waiting for a better 1st offer from their Buyer before coming back to us ... !!!????Pottyhouse - you didn't have sole selling rights contract with your first EA did you?
Probably!! I said to new EA it was concern to me as prev EA introduced them but they assured me wouldn't have to pay two lots as when original viewing happened they weren't even on the market ... not sure how true that is !!?? When everything was going thru prev EA knew their names and address as our purchase was with them too(!), so they would have raised it back then I think ??
Thanks Hopejack.:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

But, we have more viewers booked for tonight - cash buyers!
After all the stress of the past few months, I'm finally feeling excited again!
So pleased for you - everything crossed!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

gosh, what a lot of activity. that's a good thing i hope? sorry, i've had a peak back but can't read all the posts!
I haven't been on this thread since early jan when we had our last viewing - she loved it but the friend didnt'. oh well. after that i had to ignore the signs out front and just get on with my life...
untill our other EA rang today. We hardly hear from them so this is a surpise but we have a ftb viewing later this week. so i'll go tidy up. but at least i'm keeping the place more clean and tidy than ever so i'm not too worried. do i sound despondant? sorry if i do.Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. Our classic all time viewer comment to date was that we’ve got ‘too much storage space’. :rotfl:
One January viewer tapped on the chimney breast and said: What’s behind there? I was sorely tempted to be silly, but I said it was the chimney breast, so, um, bricks and mortar.
Going into the next room (rear of chimney breast) he then said he’d want to knock down ‘that’ wall, pointing to the chimney breast rear. I pointed out that it’s a key structure of the house, with the chimney/hot tank/airing cupboard above, plus above that the chimney and cold water tank.
I think he’d been watching a bit too much Kirstie and Phil…0 -

 I think I am about to join you all.:eek: Decision has been made, we need to sell, need a garden and less stairs.
The thought of selling with 2 kids under 4 terrifies me.MF aim 10th December 2020 :j:eek:MFW 2012 no86 OP 0/20000 -
Wow Philippa - am really excited for you! Lots of new viewings! Fingers crossed you don't have to have anything to do with your old, horrible buyers.
Rose-tinted - I need a viewing too but I've only been on Rightmove properly (with brochure) since last night so trying not to get too despondent lol! Some properties around here are selling within 24/48 hrs but I'm living in a different location here - where my house is isn't so hot on location - and you know what they say - location, location......
Pottyhouse - I've heard that EAs wait until they see the house sell and go on Land Registry before they approach for commission as by that point it's all sorted. Not sure how they would find out where you've moved to though? Definately double check if you still have your old EA contract and tbh I wouldn't take your current EA's word for it, unless you trust them 100%. Like I said earlier, normally there is a 6 month time limit on these things - as it's passed the 6 months since the first EA introduced the buyer (eventhough they weren't a proceedable buyer through them) then they cannot fight for commission. It's a tooth and nail situation this commission thing - I didn't realise how fiercely EAs chase up - literally I've read that they scan land registry records for properties they may have been selling at one time - not sure how true that is though - sounds a bit far fetched! My EA told me of a few cases she knows of locally and I couldn't believe my ears!
not-loaded - I think you should start a book once your house selling saga is over - some of the feedback you've had is hilarious - obviously not to you mind you! But 'too much storage' eh??
Lilac - know where you are coming from - I have two young children too - we didn't move back in to our house to sell it (we are renting) as I just knew it would be a nightmare. Hopefully though people see past all the toys etc! Someone earlier on gave some great tips of tidying around quickly when you have young ones - she mentioned keeping crates to store stuff in - have a flick back.0 -
Hi All.
I was just wanting to ask if anybody could offer me some advice.
My house has been on the market now for 6 months without any luck in finding a buyer.
My plan was to move to Spain, hopefully sometime around April.
I was wondering what my options would be for renting out my property while I am waiting for a sale?
I'm aware there would be a lot of risk involved in such a measure. But I really am running out of options.
Ideally I'd like to be renting to a family member or a trusted friend.
Unfortunately neither of these options are available to me as all my relatives have homes and the idea of leaving any of my friends in my home would terrify me (not a bad bunch, but the chances of flooding or fire are very high).
Any advice on this matter would be greatly appreciated.
Regards. Richard.0 -
We rented a property to a 'friend' who decided she didn't want to pay the rent and it took quite some time to get rid of her. I wouldn't recommend it.
Things do seem to be looking up a little, certainly people are starting to look around again here. We've been on the market since June last year, yes, its frustrating waiting for a buyer to turn up, but you may get someone next week who loves the place and if you have tenants in place, you won't be able to offer a quick sale.“I tell you, we are here on Earth to fart around, and don't let anybody tell you different.”
