    Hi Philippa, we have one of those now on Thursday !!

    Its good, she lives in an area we are looking in and it will be interesting to see what type of property she is in - I'll let you know if it is a complete waste of time !!!

    Hi, me ... again!

    Well I must say our EA is fantastic ! You don't hear that every day do you !!

    They are very professional - the lady whom I deal with is very professional, keeping us in the loop, checking up and down the chain regularly (when we were SSTC anyway!!).

    Well, we've only had 3 viewings this year so far (sorry if that seems ungrateful - I'm really not) (1 of those was a 2nd viewing) but the feedback is usually with us by Monday morning from a Saturday viewing, got another booked for this Thursday (lady not yet on the market! may be a WoT!?).

    Its hilarious really - in June last year we had one couple viewing (not on the market ... yet again) with our previous EA, we changed EA the very next month, the same couple went on market, sold in 3 weeks, came back to view (via new EA) and made us an offer which we accepted [that was the chain we were in for most of last year!]. So our current EA were SOO lucky that the first viewing was the one and only one with them and we were then SSTC.

    Now things have changed (we are still waiting for the above Buyers to sell again - that is where the chain broke - they lost their Buyer) but we are on the market ourselves taking viewings so it's whoever comes back to us in the best position first - the race is on !!!

    It was my first viewing - usually I disappear out and let O/H deal with it all, I just can't bear the thought of people being horrible about the home I've loved for 6 years :rotfl: :rotfl:

    Anyway, I hovered in the hallway, waiting for the viewers to appear through the door and it turned out to be an old school friend of my sisters! Very odd, especially as we bought the house from on old school friend of mine. The viewing went very well, they seem interested, although we'll know more tomorrow when they contact the estate agents. They're not on the market, but they only wanted to see our house, they'd viewed the house 2 doors up a while back, so are familiar with the road.
    They will put theirs on with our E/A if they decide to go ahead - our E/A have been brilliant through it all, so I highly recommended them.

    We'll see, but a good start to being back on the market and there was another interested party who want to view at the weekend, so I'm feeling positive.

    We've not changed anything yet regards stamp duty, I agree, I'm just so panicked that we'll lose the house we've offered on and got the survey done. I know we've got until the end of May but sellers and buyers are such fickle beasts!

    We have had some very funny viewers - a couple who thought the house was 'a bit big for them' - its a 5 bedroom house, what did they expect?!!

    A woman who hated our art deco original bathroom suite - which is one of the main selling points of the house - and said she would have to rip it all out and start again. She never came back (fortunately!).

    Our house is never ready for viewings! I always end up spending the last half hour running round like a crazy person, hiding things in the wardrobes and the laundry basket! But then I have two very lazy untidy teenagers.......

    I know what you mean about certain viewers - surely they wouldn't be horrible to your face - its the day after when you get the feedback ...... "its too xyz " !!!!!

    My DH started our viewings at the beginning but I thought he wasn't giving the right message so I took over and on the second viewing we got an offer and another since then too !!! Needless to say he is the one that takes our little ones out whilst it is going on and I am the nice smiley face saying "welcome to our home" ...... yes, it's lovely, we have been happy here, but now we want to move !!!

    Philippa, your house sounds lovely !! and big !!!!

    rip out art deco !! how rude of her - sometimes you're glad your home is not "their thing" as you start to feel like you don't want to sell it to them!!

    Is it better to have 2 little ones or 2 teenagers in the house - I'm not sure !!!

    Pottyhouse - can't believe you haven't heard yet - do you think it's a good thing you haven't heard? I know in the past when I've put offers in I've always done it quite quickly but I guess it depends on the circs of the person - may be looking at finance etc.

    Agree with the comments about paying for SD - not sure I would advertise the fact, I'd keep it as a bargaining tool in offer negotiations.

    Pottyhouse - you didn't have sole selling rights contract with your first EA did you? I ask because there can be issues with the first EA saying they introduced that buyer to you eventhough they second viewed with a different EA. You don't want to end up stumping up for double commission should the buyer sell their place and still want yours! Having said that, if it was last June, I think anything over 6 months and the first EA cannot lay claim to it anyway. Having said that I heard a story recently where one EA (the first who was 'sacked') tried to claim that the purchaser was introduced by them some 5 months earlier, but offered via new EA. Turns out it was 9 months earlier so out of the 6 month period - first EA lied through their teeth about the timing though - wasn't until it was referred to the Property Ombudsman that they were 'found out' although the purchaser was saying it was definately longer than the 6 months she couldn't remember the date!

    No news on our place - what did I expect - my EA to be on the telephone first day with a viewing lol! Mind you, she's only just added the brochure and some photos tonight so fingers crossed.... It won't be advertised in the local press until the end of next week as we missed the publication deadline.

    Philippa - that sounds positive - fingers crossed! Know what you mean about young children - I have two and we didn't move back into our house that we are selling (long story!), my Mum moved in as there was no way we could have sold it with all our stuff in it - we bought it before we were married and it just isn't a 'family' house. I can imagine your stress having to keep tidying/decluttering!

    I'm not sure of the legality of paying the SD. Could be argued that the wrong price was registered with the Land Registry? I would talk it over with your solicitor before offering.

    Only reason I mention is we nearly ended up in trouble as we offered just under the 250,000 level on one house, and EA suggested we paid £2000 more for the carpets and blinds. Our sol insisted these should be valued to show the Revenue that it was a fair price. Vendor refused, said she'd lost the receipts, refused to have an independent valuation. We refused to pay the extra as it left us open to a charge of tax evasion.

    In the end after much difficulty (vendor made it very difficult for the chap to make appointment) we had a drains test done which showed a lot of work needed doing (including digging up the patio), at which point we withdrew our offer. Viewed about 3 more houses, and offered on one with a super garden, which we completed on 11th December.

    So you'll find me on the House Renovation thread now! :D But I'll be back here once the new house is ready to move into (will probably take over a year as so much needs doing) and our current home goes on the market.

    Yesterdays viewers loved the house and are getting theirs valued on Friday - they won't offer until they're able to proceed.

    But, we have more viewers booked for tonight - cash buyers!

    After all the stress of the past few months, I'm finally feeling excited again!
