The Buyer we are waiting on (just had 2nd viewing) gave us a whole week's notice so I knew they were serious.
Round here sellers are getting very bullish with their asking prices. We’re beginning to look very cheap now. With 4-beds in short supply I’m wondering whether to stick 5k on that will just come off anyway. Currently we’d rather just hold on for someone who appreciates our house, and try to keep close to our asking.0 -

PottyHouse - I can't say I agree with that. Why does someone wanting to view the next day mean they're a time-waster, whereas someone giving a week's notice mean they're a serious buyer? Surely you could argue that the person wanting to view the next day was keen and wanting to proceed really quickly, whereas the person giving a week's notice either wasn't really bothered or wasn't proceedable.
Maybe soemone was just looking at houses on the internet on Friday during their lunch break, saw a house they liked, and wanted to view it at the weekend while it's light rather than on an evening when it would be dark.
I only say that because I have done the same thing myself (ask to view the next day). I would never ask to view a house unless I thought there was a chance I would be interested in buying it. Maybe some people are that sad, but the last thing I want to spend my weekend doing is looking around other people's houses, especially if I know beforehand that I can't/won't make an offer.0 -

Hi Craig, my words were "dubious as to whether they were a timewaster" .... it was just my opinion and I don't judge all viewers the same!!
In this game you get all sorts of people crossing your doorstep .... some of them are timewasters, some not but until you have let them into your home and got the feedback you never know !!!!
Thats my opinion about viewings for my home - everyone else will have their own opinion as do you !!
.... I would say as a potential Buyer myself I have never rang an EA late on Friday afternoon asking to view the next day !!! I check Rightmove all the time - what's so special about a Friday lunchtime ??!!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Nothing special about Friday. I usually book viewings on a Monday after looking at Rightmove over the weekend. I was just pointing out that I have previously called an EA on a Friday and asked to view the next day, but I would never ask to view a house that I knew I wasn't interested in (although clearly you need to see a house before you decide whether you want to make an offer).
However, I'm sure some viewings are just a waste of time - clearly some people have nothing better to do. Having never sold a house I can't comment on that, but I don't envy you - selling a house sounds horrible. Good luck to you all!0 -

Yep, selling a house/home is pretty tough but one of those things we have to go through if we want to move home ! ..... How often do u contact the EA about your house? They seem to be getting u plently of viewings. I want a few viewers lol0 -

My tip (buried deep in these pages!) is to have a box or crate for each room. In that box you keep the things you don’t want showing during viewings, like squished toothpaste, wrung out flannel, etc. For the master bedroom it’s mostly makeup tubes and potions etc. When clearing up for the viewing the box is easily stashed in a nearby cupboard. A quick hoover and we’re ready. About fortnightly I do all the glass and mirrors to perfection.
Good idea, but maybe offer to pay half the SD? It’s still a sizeable chunk of money. Also do not pay it ahead of completion. Pay when you’ve moved!
I suppose they may have built a ‘hit list’ of houses to view, and short list the best ones towards the end of the week?
