    We've got a viewing tomorrow - a woman whose house isn't yet on the market, she just wants to 'see whats available'. I did think about saying no, but you never know, she might sell within a week and want to buy ours......

  • That's the thing Philippa - I said the same to my EA - only proceedable please and she said don't be too quick to brush off those not ready/proceedable as they could be next week! Happened to my Mum, saw a house just as she put hers on the market, put an offer in but EA said obviously property would continue to be marketed as Mum hadn't sold hers. EA calls her two days later and says someone in rented had put same offer in so Mum said OK and was dissappointed - next day Mum got an offer on hers (in 10 days) and has now sold but sadly did lose that house. But, the point is, the very next day Mum became proceedable and now can't find a house to buy!

    My EA is doing all the viewings anyway so she said she's happy to have 'nosey' people lol!

    My house has gone on Rightmove tonight and also on the EA's website so that's it - we have lift off. Like others, it will probably be a long drawn out process but must try and remain positive! We've spent a fair amount on getting the place spotless and it does look lovely so let's hope!

    Even homes that have been on the market a good while seem to be selling around here. Guess it's just new buyers coming out of the woodwork - suppose it's a constant circle isn't it.

    Millie - now you've gone below SD I think it will sell. I do think people get put off when a price is near(ish) to a threshold. Good luck!

    We're considering offering to pay the stamp duty - our house is on for £159,950 but the offer we'd accepted which has now fallen through was for £145k so any offer over this that proceeds is a bonus :D

    Would it make you more likely to offer on a property if the vendor offered to pay the stamp duty?

  • Have you got to the stage of being a bit fed up when people view yours. I have been to a couple of houses and the vendors really couldn't have cared less. Or that is how they came across :0)

    Its been so long since we had a viewer I will be fresh if I get another one
  • With two LO's I'm finding it hard to keep the house looking at its best. How much notice does the EA give u before a viewing? Sorry for all the daft questions.

    Philippa36 - Personally, as a first-time buyer, I would look favourably on a house if the vendor was offering to pay the stamp duty, since it would be one less thing that I would have to pay up-front in cash (i.e. more money available for a deposit or decorating, etc.).

    However, I don't think it would be a deciding factor: if I liked the house I would put in an offer; if not I wouldn't - regardless of stamp duty. In any case, I would probably try to introduce that as part of the offer during the negotiations.

    If it was me, I probably wouldn't offer to pay the stamp duty at first, but would use as a way to increase a buyer's offer (e.g. if a buyer offers £145k, ask if they'll go up to £148k, say, if you pay the stamp duty).

    Same here RoseTinted (2.5 and nearly 6 year old!!!) - as much notice as possible is favourable in our household !!!

    ((If someone rings the EA after 1pm on a Friday for a viewing the next day I am dubious as to whether they are a timewaster - would you say most offers / decisions on homes are made by the middle of the week ??? so why someone would ring last thing on a Friday I don't know (I always have in my head they are just passing and want a nose or have nothing else planned !!!) ??? ))

    The Buyer we are waiting on (just had 2nd viewing) gave us a whole week's notice so I knew they were serious.

    Hi all, yes, we too were going "proceedables only" route but I have found the 2 best potential Buyers were either not yet on the market or sold !!!!

    The couple who we had 2nd viewing for Sat just gone were on the market for a week when they viewed our home the week before, they had 3 viewings on that Monday and then an offer on the table by the Friday - so I have learnt that things can turn around very very quickly !!!

    The time before that (we were proceeding with another Buyer before Xmas) the couple weren't on the market - came to see our house - they went on Rightmove 4 weeks later and sold within 3 - as they had already viewed our home came straight back for 2nd viewing and we had an offer the next day !!!!

    I think to be flexible, consider their position and then decide whether to let them into your home !!!!

    You are bound to get some timewasters and people even having seen all the photos, floorplans and room dimensions say "its not what we are looking for !!".

    I have noticed the same here, feel so pleased for the Buyers when I have seen a property I know has been on the market for an age that has sold in the last few weeks - funny isn't it !!!

    We were thinking of doing the same thing but weren't sure if £1600 or so would make that much difference but its all money at the end of the day.

    The other route was to go "offers over" - have you considered that one ??

    You sound like you were happy with your original offer but may not want to drop your price at the moment ??? Have you a figure in your head that you would be really happy with, would it be an idea to have a word with your EA .... I was contacted by an EA to say a property was on at £150k but the Seller would be happy with £140k ( I suppose to the right person in the right situation ) - it could all be done verbally to possible interested Buyers mentioning your chain has broken - not sure how good a relationship you have with your EA ???
