    Unfortunately quite difficult to tell. It was to buy for two adult sons and mother (not typical for this type of property) and one son and granddad came to view.     If we can meet the request we want to. Having said that, every short notice viewing so far has been a complete waste of time. There aren’t many four beds on the market round here, but we just worry about turning anyone away. I suppose a serious buyer would not be put off by a day’s wait? No nerve I’m afraid!

    Potty - good luck! Must be interested to go for a second viewing.... Fingers crossed.

    I met the EA at my house yesterday to take photos for brochure/web etc. I was really concerned as it was forecast snow but actually the weather was perfect. The photos of the river/views looked lovely as there was blue sky and the water was still. Probably not sell the house but at least there was no snow lol! She was very good - spent over an hour getting photos and kept showing me what she'd taken and discussing angles/which shots were best. Together I think we got some good shots - she was ever so patient and was happy for me to move things out the way if I spotted something - I was probably a nightmare for her lol!

    Plus I managed to negotiate on her contract as there as a few bits I wasn't happy with - so I now have no tie in period (just 14 days written notice) and sole agency only (not sole selling rights - yippee!) during the time we use her. Also got her fee down which is great - was hard work though! The way I see that is though that she will hopefully work hard for a good price for me if I get an offer/sale!

    She's doing the viewings so it's a bit of a nightmare as my Mum is living there but obv works so she has to keep the house to 'showhome' standard all the time in case there is a viewing 'that day'! I can see me nipping down quite a few times to have a quick last minute dust and tidy!

I have got the kids to pack some things into a suitcase each so they will have a few things to get them by for a few days as the other end will be manic for a while (smaller house and a garage full of stuff to find a new home as there is no garage :eek:) but FINALLY we are coming to the end!!! Thankyou so much to all for your support!! I will stay around though! (well apart from when Im unable to get online lol)

    hi all

    havent posted on this thread for a loooong time (months and months!) but im pleased to say that *finally* we received an offer on our house!!!!!! We refused the first offer because it was just slightly too low for us (felt a bit bad doing this after nearly 2 years for sale on and off) but within 10 mins they came back and offered more which was what we had expected so we accepted!! Our buyers are in rented accomodation (ftb's) and cant complete until 1st june so we have time to find somewhere without feeling rushed. solicitors have already been instructed and confirmation of sales letters sent so hopefully wont be too stressful.......famous last words.

    Congrats to all who have exchanged/completed/nearly at that point

    To all those for sale hang in there its been an awful time for us but finally things are happening.

    Pottyhouse - a 2nd viewing is a good thing. our buyers came on monday for a first look, weds for a 2nd viewing and then yesterday put their offer in.
