    what i didn't say this week was and old lady from up the road toddles down on Thursday pm (6ish) wanted to have a look for her son, let her in as we have talked in the past and she said if the sale falls through let her know

    i think my luck is that the house is at the low end of the market and when i've looked at comparable price wise, mine looks nicer (bound to say that aren't i :) )

    GOOD LUCK everyone................hope this year is the year to get us all moved

    hopefully its picking up for the spring movers (e.g people who want to be in for spring) if they exist:(

    Maybe it’s psychology? Something along the lines of: ‘Blimey what’s wrong with that house that they only want £nnn for it?’.

    Kymie - any update? Sorry to keep asking, just thinking of you!

    Well, I had 3 estate agents booked in on Friday and one cancelled last min - no explanation at all. I wasn't impressed! They asked me to call them so I did thinking they'd say sorry and why but they didn't so when they asked about making an appt next week I said I'd get back to them if I still need them! I have another coming out tomorrow so that will be 3 which I feel is enough to get an idea.

    It's tricky really as I still don't know who to go with or what price!? I had initially thought 195k market price but one EA said 210k (and they were having a laugh - all the houses are the same on my terrace and one has never sold or even been on the market for that!), and the other said initially thought 205k, but then as I said on a earlier post another house across the way has just gone up this week for 199,950k (but minus river views and tbh a different house completely as theirs has bigger bedrooms but no garage - more of a family house, whereas mine is more professional couple/young retired couple (3 storeys) house as smaller beds but better outlook). So that's scuppered things a bit in the other agents eyes so she's now saying market at same as them or a little cheaper. Argh, not sure. DH thinks 205k as their house is for a different market and we have corking views?? I guess I'll have to see what tomorrow brings and maybe take an average on them. Typically, I like the service you seem to get from the most expensive agent - they charge 1.5% + VAT + £300 marketing fee!! But they did say I could have it for 1.3% + VAT + marketing??

    Can anyone help me make a decision - I'm rubbish at it and DH just leaves me to it!!

    ETA - I've noticed a few price ups too round here - some as much as 20k!

    Hubby has lost job!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

    just found out, we knew for a few weeks that his department was downsizing, but he didn't think it would affect him

    so no job...............no move

    he's coming home so we can have a chat about what to do, i'm gutted obviously, that will be a fab conversation with the EA this afternoon

    We had our first viewing of the year yesterday which was really positive. As it took me all week to get the house spick and span (with a 2 and 5 year old no less!!!!!) I was hoping for a couple of viewings to make it even more worthwhile but hey ho it was positive and gave me a bit of a boost.

    So its been on for a year and yet they still put it up by 15 grand.

    They must have thought a 0.1% "growth" announced a few weeks back. means we are back to boom times again :rotfl:

    I must say on the picture the living room looks small but on the dimensions its bigger than mine which I wouldnt have guessed from the picture

    It is a big living room - one of the reasons I bought it in the first place. We have had the outside painted now and have a lower quote of £10pw for storage which we are going to look at tomorrow if its ok then we can begin a big declutter (sold fish tank from front room so already looks bigger). Then the aim is to get some new pics taken and hopefully get some viewers in.

    I’m very sorry to hear your news.

    I’ve been made redundant four times in thirty years, so I know how it feels. If this is the first time, it’ll be the worst ‘big hit’ that you ever take.

    Try and take some comfort in the fact that every single time it’s happened to me I’ve come out better in the end. I say ‘in the end’ because along the way you have to take a lot of stupidity from moronic minimum wage employers, but if you’re determined and hold tight together, you will make it I’m sure!

    Hi all I love this thread and here is where my sale is at. We accepted an offer at turn of year from someone ho goes to my local pub. Everything has gone smoothly up till now. I am going to rent after I move and have paid to reserve a perfect flat for me but the reservation period ends Saturday. /my solicitor says everything is in place but the buyer last week had to get the deposit released from a savings account or something so we couldnt exchange last week. Our solicitor says the buyer has agreed to complete Friday and can do everything either a day apart or even on the same day. My nerves are jangling and my house is like a warehouse.

    Its pretty awkward as im moving my stuff myself and havnt booked a van as we havnt had complete confirmation that the sale will go through friday. What would you guys do about the van? Should I book it and risk losing the van hire money? Can you book a van a day before you move?

    Please send me some good wishes for a smooth week ahead.

    PS Im never moving again after this stress its too much for me. Good luck to the rest of you.
