all, quick question...............the EA is awaiitng proof of funds from the guy who's offer we accepted last week.

I've had my EA on this morning with 3 more viewings and they suggest i accomodate while we are waiting for the info,,,,,,,,,,,,,,is this normal practise?

Yes, this is the exact same postion i'm in with my offer-ees at the mo. I now have 4 viewers booked for tomorrow.
Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j

It's a nightmare! Honestly I was tearing my hair out trying to stay clean and tidy (with a toddler)!
I would take your EA's advice though. Have they advised to leave it on the market until survey?

yes they have, i said i would do whatever they advise,

    Morning all,
I hope that you have all had a good weekend with lots of viewings on your properties.
Hmm… One viewer who booked waaay ahead and then didn’t show up. Then lied to the EA about emailing to cancel… :(

…this offer is dependent on the offer-ees (if there is such a word, they can't become buyers til i accept IMHO) getting just under £20k loan from friends and family
So my dilemma is whether to accept this once they have this additional loan agreed, or hang about for another offer. There certainly has been lots of viewers around lately and i have 3 booked in for tomorrow…
”loan from friends and family” sounds to me like “get ready for another hit on the offer price”. “Oh heck, we couldn’t get the £20k, we really don’t know what to do...”

Sorry, but I’m in a highly negative mood at the moment for various reasons.

been a long time reader of this thread, accepted an offer on our house last week…
Thanks for the link. Unfortunately 200mls there and 200mls back just won’t work. Time to shop around again I think. Last time I got them down 15%. :)

I hope your sale goes smoothly!

Concerning the discussions of an offer and taking it off the market – we’re definitely keeping ours on the market until exchange. It’s good motivation for the supposed buyer, and covers you for if/when they let you down like so many offerers are currently doing. You should reassure the ‘buyer’ that you won’t sell against them though, and of course mean it!

Good wishes for 2010 to all! :)

    C’mon serious buyers!

A watched kettle never boils not_loaded. It's hard but if you can, try to think about something else for a bit.

My saturday viewer has just put in an offer, same price as the folk who need to tap their families up for £20k the agent is just going to push them for a wee bit more.

Still no news for me,not exchanged yet as our buyers are still waiting for their buyer (ftb and their neice) to sort things out. After being told she had her mortgage offer in writing it now seems her mortgage company have raised issues they want answering! I just keep repeating in my mind 'itwontbelong itwontbelong itwontbelong' lol

    Blimey, talk about cliffhangers, Kymie!

Sadly, delay often comes down to a FTB, dithering around, with not a clue about the havoc they're causing everyone else. If it's any consolation, when we had similar problems, things were all OK in the end.

Didn't stop us wanting to scream at the time though...!angry-smiley-055.gif

No, it won't be long. It really won't. Meanwhile, you deserve a sainthood!:A

What's the norm for transfering your deposit to solicitor? I've asked our's a few times, but he seems to dodge the subject, as the financial statements haven't been drawn up yet! Can it be done straight from our current account (amount will be around 20k). How long will it take to clear etc? We hoping to complete 15 Feb, contracts due to be exchanged any day.
    Thanks!

Is this offer higher? You need to look at who is more attractive in terms of how ready they are to proceed as well as the offers! Well done!:j
