Forgot to mention, I had another viewing today.
Got telephone call 11:30, ‘absolutely must view’ at lunchtime 13:30, can we accommodate? Well of course…
Rushed round putting everything right and super, totally knackered from rush, but at 13:00 just the kitchen remaining to spruce up (and me!). Ding Dong! They arrive half an hour early and the kitchen looks like something that rhymes with sprite.
Arriving so early with the already short notice – grrr! But you have to smile and say ‘no problem’ don’t you?
Turned out to be what I’d call a whirlwind viewing, with very little interest shown in anything. I don’t think we’ll be seeing them again any time soon!0 -

Spoke to EA and she said much the same............"lets get this weekend out of the way with the viewings and see where we are on Monday"
she said she will get the offer validated so we can compare them next week.2010 challenges

Hi the sale of our house has nearly finished the process and our solicitor said today that the buyer has agreed to complete and have mortgage funds for completion date, however the 10% deposit which is £10000 will take up to 6 days to be cleared by their bank as the solicitor said their bank need this notice period for this kind of withdrawal.
They say they still want to complete on 12th of february and I know the buyer so know hes not messing us around. Just wondering if this is normal for this kind of withdrawal and notice period.

Whoever asked about the deposit, yes you can just BACS transfer it across if you have the time, or you can send it by same day transfer which will cost you.
GoldenGirl, I would wait and see what happens with the offers, but have you allready provisionally accepted the offer? And is the other offer higher? Difficult one, look at each situation carefully, however the people who are needing a loan from the parents or family, must really want it if they are doing all that, but is it stretching them too far? Hard one! Still its allways good as a seller to have more than one person wanting a property!Pawpurrs x0 -

I probably would have said no to the short notice in the first place but for you to say yes and them turn up early as well - you deserve a medal for keeping your cool !!!!
In hindsight you kind of think was it worth stressing yourself out for a pair of timewasters, you can tell as soon as they walk through the door normally.
Do you think if someone really likes the look of your house and if you can't accomodate a 2 hour notice period for a viewing they would call back and arrange a more mutually convenient time - I would like to think so !!!!! - luckily for me I haven't had those kind of viewings - people can be so rude, can't they !!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Our buyer is giving his buyer (his neice) the deposit she needs for their house, and A+L who she has got her (prospective) mortgage through have written to the underwriters to find out if that is ok etc. They can say yes or no - which means, from what I can gather, if they say no then the sale will fall through. I did say to the EA though that this seems to be never ending,from one obstacle to the next,and if we havent exchange by next week we want to be re-marketed. I still reckon it will go through OK but at the end of the day we need to be prepared for all eventualities!!

Looking back over our viewers we feel that judging by their attitude and interest, that we’ve hardly had any serious buyers. Plenty of viewers, but no real buyers. Some of them stick out in our memory as needing to get ‘real’ information on the schools, shops, transport etc. Others have just whistled through and treated us like we’re the domestic staff.Still nothing happening here,but I had a chat with the EA to find out what the problem is.
