Sorry in advance, I'm about to have a huge whinge about our buyers, our sellers and how horrible it is being stuck in the middle!
We accepted an offer - buyers currently live in a rented council property which their daughter will be living in when they move out (not sure how legal that is, but not my problem fortunately!)
Our sellers are moving into rental so we're in the middle of a very short chain and thought we were very lucky....
After our buyers got the survey back, they argued and shouted until they got us to give in and let them have £5k off the original price we'd agreed - the house needs a bit of plaster patchwork and there are a couple of tiles off the roof. It was horribly stressful as they shouted at us down the phone, threatened to pull out and told us they were currently looking at 4 other properties.
It all settled down and we were looking forward to moving on.
Last week we discovered our sellers can't complete until the end of May due to £7k worth of early redemption penalties. Not really what we wanted, as we had mentioned that we were hoping for a reasonably quick exchange and completion, but we accepted that there's nothing much we can do.
Our estate agent informed our buyers that we can't complete until May and they've kicked off again, they're pulling out again because we won't move into rental property. They either want us out by March 11th or the latest they can possibly do is beginning of May?!
We've told our estate agents to put our house back on the market.

goldengirl - really sorry to hear about your DH
huge hugs, I'm hoping that something better comes along for him quickly! The only consolation I can think of right now is to say that your house is obviously very sell-able being a FTB type place so once you get back on your feet and are able to market again (if indeed you have to take off the market if your DH doesn't find something else asap), then it should sell again quickly.
Philippa - for what it's worth, I would do the same and put it back on the market. Those buyers sounded horrible - there is no need to go on like that! Let's hope they end up having to stay where they are and that you get a nice buyer asap.
I saw EA no 3 today and they've said to market around the £199,950 mark, so we have instructed one of the EAs verbally (the first one we saw - and the most expensive - yikes!) and will be signing paperwork and taking photos on Thursday! I just hope we can get an offer and it be near to the asking price (don't we all!) as I feel we are pricing it very realistically. We could have gone over the £200k to give more leeway for offers but two EAs said they felt taking it over that 'price point' would have been a negative as most people search up to £200k OR much over i.e. £250k ish or just below due to stamp duty. I'm stressed already and it's not even up for sale!0 -

How stressful is it anyway moving house - you should'nt have to put up with that kind of behaviour and threats !!!
If they want your house THAT badly surely it's in their interest to wait ???!!!! You have met their demands and the delay is no fault of your's. I wouldn't let someone like that force me out of my home.
Not nice people, I would be worrying about what they would be doing next.
Let them look at other houses, put your's back on the market, see what happens then - a New Year, a New Buyer (someone decent for you I hope!!).

Yep, until you are absolutely positive you're going to complete its hard to plan anything !!!
Not sure how much "stuff" you have so hard to advise if you need to get a removal company - quotes are around £500 for a 3 bed (company we were thinking of you paid on the day (no deposit) so if you could get something like that but then a bit short notice if you only know a few days before so they could be booked - I see the dilemma!!).
If you hire a van and the only downside is you loose the deposit, that's not so bad. Again van hire by me is pretty abundant so I would be able to get a van a few days before (smaller the van ... more trips).

A few mins ago have just got another viewer who ‘absolutely must view this evening’. I’m beginning to begrudge these people their ‘instant gratification’ attitude, but obviously the pressure is there to show or give up.

As for me...well hubby got a phonecall from the solicitor saying we were ready to exchange today and would Tuesday be ok for completion. He said yes and she said she would get back to him to confirm when it has been agreed. This was at 4pm. By 5.15pm hubby realised she still hadnt rung back and he tried ringing her to see what has happened. Of course she had gone home for the day!! Now this wouldnt matter if he wasnt 250 miles away and needed to get a train to us (4hrs journey time) to help with the packing - as with all the kids (I have 6altogether but eldest is with hubby so I have the younger 5 up here - and 3 of them are between 1 and 5!) I just havent been able to get much done - and to be honest the whole process has got me down so much I think even if I didnt have the kids I wouldn't have much done! So its too late for him to catch the last train tonight anyway. I told him to come up tomorrow,and help me get as much done as possible and then if it doesnt go through he can go back down to work knowing when it does go through most of the packing will be done!0 -
Our Solicitor emailed us at about 11.30am this morning asking if we were happy for him to exchange contracts today...errr yes, as we've been pushing for 15th Feb completion date:j since day one.
I emailed him nearly an hour ago, to ask if we've exchanged yet as I'd heard nothing. No reposnse so I'll take that as a no then!:mad:

Our lovely sellers have told us they'll wait for us to find new (hopefully nicer) buyers so we're back on the market and we'll see what happens next. I'm guessing our horrible buyers will come back but if they do, we'll be demanding a very fast exchange so they can't make anymore threats.
I feel a lot calmer about it all than I did yesterday!
