Good luck Philippa and Mrsw1983!! We had very good solicitors on our last two moves,but they had left this time and to be honest the one we have hasnt quite got the gist of contacting people - either us or the other solicitors!!! Notmuchlonger notmuchlonger notmuchlonger lol0

Kymie - I really am keeping my fingers crossed hun! I can't believe solicitors they are unreal at times. I still have to choose mine but haven't been able to get many local recommendations (want to use local so I can pop stuff in to them if need be).
My Mum sold her house late last year and her solicitors were the worst I've ever come across. Her actual solicitor was on holiday the day they were due to complete so it was handed over to a colleague to deal with. Mum waits all day to hear, gets a call around 3 pm from her ESTATE AGENT to say congrats on completion etc. Mum went quiet and said she hadn't heard, EA said he heard 2 hours ago!!! She then contacted the solicitor none too pleased to be told he'd tried to call her on her mobile (no missed calls, no messages left) so sent her an email instead!!!! I mean, which solicitor sends an email to tell you no longer own your house! To add insult to injury, they missed almost £23k off the completion funds!!! Mum thankfully checked her bank to ensure funds were there and that was when she noticed the 'shortfall'. Needless to say the solicitor was given a talking to and I've decided I certainly won't be using them for my sale or purchase!

It was Brian Dale & Daughter (based in Sutton Coldfield) not sure if they would travel to North Staffs but you could try !!! 0121 603 8889.
He quoted us before Xmas - no hard sell - really nice man - nothing to pay upfront - no contract to sign beforehand - you pay on the day you move.
We have large 3 bed semi - he said "you have a lot of stuff" !!! They supply boxes, picture boxes, hanging wardrobes - he said "you will need double pack !!". Quoted us £475 - removal to and from - extra £75 to help with packing.

You are too nice !!! I said to my Hubby today if we get any phonecalls after 2pm Friday for viewing Saturday they can forget it - they can come round on Sunday if they still want to !!??
Last year we had a chap actually outside our house phoning the EA to have a viewing then and there - we had just gone on the internet that day and I was busy touching up the painting in the ensuite!! I said to H "its a viewing, we can't turn him away" - rescheduled it for 2 hours later, was like a whirlwind round the house, he came an hour EARLY and I could see he wasnt really interested - think he wanted a chat - and he wasnt even on the market! Needless to say EA couldn't get hold of him for feedback so we just assumed timewaster.
Then he just went on the market 3 weeks ago and wanted to come for a 2nd viewing - I politely said no and could he come if and when he gets an offer - we'll see if he comes back to us !!!
So stressful as it is, you don't need people like that making it a whole lot worse - stay sane, stay sane !!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Ah, thanks! Still haven't exchanged yet. I'm onto the solicitors/EA and even our buyers (have been on email contact for a while, I'm not stalking them lol)! I am very impatient but I WANT TO GET IT SORTED today!!!!0 -

My update - contacted the building control dept. today, hopefully someone will visit us in the next couple of days and give us the regularisation cert. We then need to decide which EA to re-market it with :eek:
