    Kymie - I feel for you sooo much. I agree about re marketing should next week bring nothing. I hope it's just a stumbling block and this is the last one and you get there!

    Goldengirl - gosh, your offers are like buses - all coming at once! I too would carry on with the most proceedable one - it sounds harsh but so many chains/sales fall through these days.

    Well, I'm finally at the point where I'm able to invite EAs round to value my place! Mum moved in last weekend and it's looking OK - still a few little bits to do but we hope to get them done this weekend. I have 3 EAs coming tomorrow and 1 on Monday - arghhh! I hate all their bull so I know my head will be spinning but it's got to be done. My HIP is almost complete, just the searches and the company tell me they'll be done Monday - property is marketable now though as mini HIP is done.

    Only spanner in the works is another house has gone up for sale opposite (also 3 bed but bigger bedrooms as it's a 2 bed extended - big extension). And it's about the valuation I expect for mine. However, mine has river views and has a garage, utility room and downstairs wc and tbh is probably less of a family house - more of a 'couples/professionals house' whereas I think theirs is a family house.... That's what I'm hoping anyway. Do people want river views and are willing to pay a bit extra and compensate on the size of bed 3 or are they happy to sit behind and not have the views but the bigger beds???

    Well, after being on the market since the end of August and not getting a single viewing we have taken action!

    We have instructed our EA to put our house 'on hold', it hasn't been in the local paper and has been removed from Rightmove.
    Following all the advice received here (thank you) we hired a builders skip and have thrown furniture and about 20 bags of clutter. We have had the work done so the attic bedroom meets building regs, just need to get the LA round to check it and hopefully issue a regularisation certificate. Bedrooms have been redecorated (all in Magnolia, much to OH disgust!!)
    We will then need to decide which EA to re-market it with. Anyone in the Halifax area recommend a good one?

    I think it i fine to look. Just think it is not fair on the vendor to go and look unless you have at least an interest in your property. The vendor takes all the time to tidy up and make an impression ( even worse if you have kids) and gets their hopes up. Another amazing twist in my disbelief of Helesburgh vendors - they are putting their price up what ! One of the houses we put an offer in for which has now been on the market for nearly a year has jut put their price up by 10k. Is it just me but why would you put your price up if you hadn't sold it at a lower price - shame really as I know someone who was interested but it would now be out of their price range. Mad people

    Thats who we are with,but have found them useless, no contact except the odd email telling us how slow the market is.
    Think i will visit a few EA before deciding.

    well we've had one viewing this year - 1/2 loved it, 1/2 didnt. oh well.

    our EA says there is interest and enquiries but not buyers for our end of the martket - we are a 2bed terrace with great commuter links - so great for FTBs ect.. oh well. if people arent buying at the smaller end of the market, i dont see how its moving at speed elsewhere.

    thats the complete opposite to my EA.............here apparently the lower end of the market is moving but not the top..............we are at the lower end perfect for FTBs. had loads of viewings and to date i think 4 or 5 offers.

    got 2 offers on the table at the minute, EA is figuring out which is the best bet.........still got 2 viewings today thought...............one at 11:30 and one at 4:30 (2nd viewing)

    I’d not dream of preventing a viewing, but of course it’s only when you see their attitude that you know it’s all a waste of time. Very few viewers for us have appeared to be serious buyers.

    As regards prices going up, a couple of sellers near us have just done that. One by £25k.

    We feel that prices are firming up here, but we’re not hiking our price visibly we’re just going to be fairly bullish towards any offers. Two local EAs have assured us now that they’d get us more than our asking if we sign up with them. So hard to say what’s going on. :)

    I've noticed here too a few properties actually putting their prices up !!! One by a massive £15k - its been on the market for over a year, offering to pay stamp duty and it didnt sell for £185k - what's going on??? I'll be watching that one with interest !!!

    We had our first viewing of the year yesterday which was really positive. As it took me all week to get the house spick and span (with a 2 and 5 year old no less!!!!!) I was hoping for a couple of viewings to make it even more worthwhile but hey ho it was positive and gave me a bit of a boost.

    My aim now is to keep the house in ShowHome condition - wish me luck !!!!

    P.S Goldengirl 28 - can you share some of your luck with us please !!
