    That is very expensive. I presume you realise that’s 5 x 5 by about 9ft high? It does however get a lot cheaper pro rata for bigger rooms. We have 75sqft for pretty much the same money, and that’s Surrey/Hants borders. Shop around, they all do deals!
    EA Rang me today to say my viewers from last Thursday loved the house but the garden is too small - can't do anything about that.

    I am a viewer myself and my feedback to the Agent is "it's not for us" - no, you can't change the size of garden or room size (unless you want to knock through!!).
    I tend to agree with Hopejack. If you think about it, a viewer is, to a degree being pushed for some feedback. If they are tyre kickers (in our case we reckon currently 80% or more are) then they are NEVER going to say anything that makes them look bad.

    When did you last have feedback like: ‘we wasted your time as we are nowhere near proceedable’ or ‘we are just browsing for the moment’? No, they will all make sure they find something to criticise.

    We’ve had garden size criticised (‘tis on the details…) one young lady said ‘too much storage’. :rotfl: The latest silly one we’ve had is ‘the playground down the end of the road worries me’.

  • I feedback that said "the back door is obstructed" !!!!!!!!!!!!!!!!!!

    they went out the back door and looked in the garden...............there's a gap in the cupboards approx 1000m (double kitchen base unit size) that leads out to the back door ..................what he didn't mention is that his wife was rather round and had to go sideways :D:D

    The stress involved in this long term house sale problem genuinely is excruciating in the extreme! HELP!!! :)

    I feel your pain - seriously !!!
    It can make you feel ill and does take over your life doesn' it.

    Not sure what part of the country you are in and it's all down to local markets I think.

    I live in Midlands and lots and lots coming onto the market, I check Rightmove everyday to check they are not all selling within days - all different prices 100k / 150k / 200k / 300k - the odd one or two have sold (surprisingly not just the cheap ones ie FTB) I am surprised that not more activity picking up (ie we have had no viewings yet this year!).

    I spoke to my EA this week she said it is still quiet on the viewing front (so you are lucky having 5 already this year!!)

    We ourselves have been on the market nearly a year and had about 12 viewings all together, sold twice with 2 broken chains so even when you do accept an offer its not all go go go !

    Is your property on Rightmove ? There are lots of people on here that give pretty good advice / feedback on property and what you could do to enhance it.

    Stay positive - I'm sure 2010 will be the year to move home .

    STOP PRESS - just spoken with another EA whose mailing list we are - said people seem more confident at the moment to move this year - fingers crossed !!!

    If you really mean per month, and not per week, that’s amazingly cheap! Where are you? I think I can afford to relocate all my stuff at those rates. Gotta link for the storage company?

    19314051- I agree with not-loaded in the fact that the photos dont do your house any justice as they dont seem to show much. Good luck though!

    As for me, we havent exchanged yet :( I keep telling myself to be patient as we are nearly there but these buyers are really taking the mickey. I am very fed up. Moving is never easy but I have 6 kids and 250 miles to juggle. Oh well, maybe this coming week it will happen!

    Well, your home looks beautiful !!! One I would aspire to living in if I had the money!!

    Outside - the views onto the green are lovely, beautiful back garden (looks a good size) and from the outside you can see that your home is quite sizeable with the obvious loft conversion.

    The Agent's details on Rightmove are quite sparse I think - just one paragraph of details for your whole home !!
    Also there are no room sizes (and I LOVE looking at room plans) to compare to so I imagine you would get lots of viewings as you would need to see the dimensions and how the rooms lead into one another as it doesn't state that anywhere on the details.

    However, I have just spotted there is a "BROCHURE" which does state all the above and floorplan - aahh thats better !!!!

    My honest thoughts are ...

    - for a 4 bed home is the kitchen size the deciding factor ?? The picture does not put it in a good light whereas the floorplan looks ok - can you fit a dining table in there ??? Can you fit a dishwasher in there ???

    - some families like open plan rooms but perhaps with just your one main reception being a living and dining room are they expecting a second seperate room / conservatory / some kind of extension ???

    - do Buyers expect a downstairs WC with a 4 bed home ?? - I am looking for a 3 bed home and if there isn't currently one in the property can one be added or space taken from utility/garage??

    - the bedrooms all look like decent sizes with wardrobe spaces and good family bathroom.

    - the attic bedroom with ensuite looks fantastic on the plan but the photo doesn't do it justice - this should be a major selling point. Again with viewings this would become better in your mind's eye.

    As before, your home looks lovely, neutral decoration, not cluttered, lovely area and views.

    I will leave to other people to give you their thoughts but I my opinion is if your home is geared to a family with children then the bedroom / upstairs space is ideal but is downstairs too restricting sizewise?? Looks like there is space on the side to extend but do Buyers want to do that if they have hit their budget buying a 4 bed home?

    Thank you for showing me your home - you can look at mine if you want !!! Completely different to yours !!!
