As it’s a relatively small house you need to declutter ruthlessly, maybe consider a storage facility? Storage gets you partly packed for the move anyway.

Is the office/bedroom posed as a bedroom? If not try and do that. Better photos are important, and yes, photos of the better things (as suggested above). Overall the current photos are not doing you any favours.

To be honest I’d try and get rid of at least one of the rather imposing sheds. Are there three?

I have thought about storage but slighty worried about the costs of running it for maybe a year if no sale is made.

No the office is not as a bedroom as I have my computer desk in there not much room for anything else and I can't really get rid of that as I use for work sometimes.

You can actually see 4 sheds in that picture lol (only 1 is mine, 2 next door to the left and 1 to the right)

xtra-time If you can at all I would get some planters with flowers in and stick them in the back garden next to the bush and maybe get a two seater table and chairs put on the bark for the photo (do you know anyone that can lend you one?) and 'set a scene'. Maybe then move the planters to the front for the front photo. Could they get a photo of the shower room as it sounds nice? Literally try and set a scene in each room for the photos, nice but plain bedding on the beds, etc. Have you been with the same agent the whole time? Might be time for a change if so (but then it might just be my experience with our local RR speaking there lol)

I am going to get them round to do new photos of every room. The shower room is quite small so maybe thats why they didnt use it. Yes we have been with the same agent. I think we will do some of these changes eg paint the front , declutter more and new pictures and give them a chance to work.

EA Rang me today to say my viewers from last Thursday loved the house but the garden is too small - can't do anything about that.
  • so the chap from yesterday rang up and put in an offer for between 93/94(how odd) ...he rang me at home (no via dir Enq apparently) and said the same to me

He also asked to come tomorrow i said what for "for another viewing" he said no to discuss in more detail, i suggested that maybe he speak to my EA, and he said he didn't feel confortable as he doesn't understand the process, but one of his friends is helping him sort it out.

I then rang EA, who said, yes we spoke to him, but he didn't put an offer in!!!!!!!!!!:(

They ae going to ring him in the morning and see what happens then.

In the meantime i put an offer in on the house we saw at the weekend and when the EA rang my EA to confirm i have an offer, they said no she hasn't accepted and offer yet ARGH!!!!!!!!!!!! i looked like a right prat

goldengirl - I am a worrier so feel free to ignore me but alarm bells are ringing!!! Did you give him your number - its not something I would ever do (just re-read your post - how many people would search for a number?! Add it with the way he just turned up the first time - I dont like it lol!)! If you do decide to let him come round to discuss it see if it can be at a time when your EA can be there too, or do you know a solicitor / professional person that could be there with you? It seems a very shady way to do negotiations!! But maybe thats his way of doing things! Just be careful please! :)

Kymie, i spoke to the EA this morning and had a very simular conversation with her, she has rung him twice today to arrange a time when she can be there as well...................i'm awaiting a call back.

I don't know if something funny is going on.........HOWEVER better safe than sorry :)

goldengirl - I think you are doing the right thing steering him through the agent, imo it sounds very dodgey indeed. Please do not at any point offer to meet this chap in your house alone. Is there any way of checking your door before you open it to make sure you don't open it to him if he just turns up again?

I hope he is genuine but at the end of the day, it's not going to cost him anything going through the agent - it's you who pays them. Especially as he has offered the price already - not like he's asking for the EA fees off.

If you feel a bit awkward about telling him to deal only with the EA just tell him that is what you are paying them for and so you'd like them to 'earn their fee' - hopefully he'll understand?? A lot of people use EAs as they want to stress of negotiating etc with a buyer taken away from them.

I'm having a 'I'm frustrated' day! No reason in particular, this selling/buying lark is such a long drawn out process!!!!
