I got that about my kitchen - shame really because its obvious from details and room plan dimensions its not huge - I feel some viewers just like to insult your property!!!
I am a viewer myself and my feedback to the Agent is "it's not for us" - no, you can't change the size of garden or room size (unless you want to knock through!!).:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

We had comments like that about our bedrooms. I wouldn't mind but the dimensions are on the website/sales brochure so people really should know what to expect!!!0 -
You know, I think sometimes people just make up reasons why they don't like it so they feel they can give some 'concrete' feedback if you know what I mean. I have been guilty of it myself in the past years back, not saying I totally made it up but perhaps I emphasised one point just to get the agent off my back i.e. kitchen not as big as I thought. Plus, sometimes in fairness, it's hard to visualise a room even with measurements - esp if the room is L shape or a slightly off shape compared to a rectangle.
I'm about to become a seller (and buyer at some point) and I'm sure I'll have the same issues with my possible viewers - if I get any lol!0 -

Yep, I get what you're saying - most people have to physically be in a room/house to see the space/dimensions.
I guess when you get the feedback from the EA after all that hard work, tidying, getting the house beautiful, sending your kids out of the way with mom or dad to the park..... and its something like "too small" you don't find it very constructive !!!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Saying all that - you can normally tell if someone likes your home or not straight away so the feedback doesn't really come as a big surprise.
I am probably a Seller's nightmare!! - I say it's lovely as I'm going round even if it's not my taste as I don't want to offend them - hopefully they don't get their hopes up but at least I'm not offending them !!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

AND just another "viewing" note whilst I'm on here !!!!!!!!!!
Some house viewings I've been to the Vendor has been quite "non-chalont" like they don't really care for their own property and give a bad impression - if they don't like it or want to live there - who would ??!!
That impression puts me right off.:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Don't blame you - hopefully they are then chasing your Buyer's and Vendor's Solicitors too as that is where the breakdown in communication can happen.
I'm very lucky - got fab Solicitor and EA - just haven't managed to keep our chain secure - been on the market since last Feb - hoping this Feb something positive will happen.
Fingers crossed for you - bet you can't wait to exchange !:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -
PH - I often get the tape measure out to size up a room from a plan! Still, doesn't help much as I'm rubbish with dimensions lol!
As an example, I went to see a house with my Mum (for her) before Christmas and it was nice, well presented etc, the only issue was the small bedroom (bed 3) was v small (OK, it was in the details so we knew not huge), but what made it worse was it had a huge bulkhead in it from the staircase (was above the stairs) so it lost a valuable bit of floorspace. Now, this wasn't in the details at all so unless you'd viewed the place you wouldn't know. What made it worse was the seller worked for the EA so knew the score! I'm thinking they left it off the details in the hope people would be so bowled over by the rest of the house that they wouldn't care about it. But in a v small room, a huge bulkhead made the room almost unusable
mrsw - don't blame you emailing your sol - hope you hear some good news soon!0
