    how long have you been on the market for?

    have you had any viewings at all?

    are any other houses in your area selling?

    first thoughts are whats on the door and window sills, looks like something black, do they need a touch of paint?

    maybe leave out the picture of the garden

    maybe a declutter in the living room, and move that coffee table & speaker in the front of the camera. (i've taken every book of my bookshelf and put in storage, it now has 4 ornaments on instead and the room looks very different)

    Do you have nice bedrooms/bathrooms, maybe you could some pictures of those rooms too

    love the kitchen units, is there a seating area at the other end?

    Good luck with everything, its really hard this selling lark :)

    Been on market since July 2009.

    We had a few viewers at the start (about 5/6)

    If you search BB95EJ you can see the properties in this postcode for sale (5 houses)- next door is on for £115k

    Yes the paint is flakey so I think I will get someone to sort that.

    1 big bedroom and 1 small bedroom (used as an office) - small bathroom

    Thanks its quite a new kitchen (no seating though not big enough)

    they have seriously decluttered the living room, i think you could try to get yours equally styled

    they have a nice garden, leave out your picture...........its not worth the extra i don't think,

    needs some bedroom pictures

    we used our spareroom as an office (i work from home).......before we did the pictures we borrowed a double bed and redressed it as a double bedroom, my office is now the dining room table LOL :)

    Yes the inside will be exactly the same shape as ours basically but they just have a larger garden. I am on with getting someone to paint the front of the house as we speak.

    xtra-time If you can at all I would get some planters with flowers in and stick them in the back garden next to the bush and maybe get a two seater table and chairs put on the bark for the photo (do you know anyone that can lend you one?) and 'set a scene'. Maybe then move the planters to the front for the front photo. Could they get a photo of the shower room as it sounds nice? Literally try and set a scene in each room for the photos,nice but plain bedding on the beds, etc. Have you been with the same agent the whole time? Might be time for a change if so (but then it might just be my experience with our local RR speaking there lol)
    goldengirl28 Yes thanks, I read through it. We have always done our own moves but the move here was a killer! We have ALOT of stuff and had to make multiple trips with a 7+1/2 ton and a luton,and with the journey 4hrs+ each way it took a whole weekend,we dont have the time luxury this time,and have no help. If it was a local move I'd think nothing of doing it ourselves. I got onto a local forum and got some recommendations so shall start ringing round tomorrow.

    As it’s a relatively small house you need to declutter ruthlessly, maybe consider a storage facility? Storage gets you partly packed for the move anyway.

    Is the office/bedroom posed as a bedroom? If not try and do that. Better photos are important, and yes, photos of the better things (as suggested above). Overall the current photos are not doing you any favours.

    To be honest I’d try and get rid of at least one of the rather imposing sheds. Are there three?
