    Thanks PottyHouse! You didn't say what happened in the end??? Have you found somewhere else and re-sold yours or still waiting?

    We should hear today about the survey but the surveyor is being so slow I doubt it. It turns out our mortgage advisor has got wind that this surveyor is doing this quite a lot to properties and has advised the lender, they have said if he doesn't reconsider his valuation then to complain to the firm of Surveyors, but I think it's just going to delay everything even further. So we have started looking at other houses although it's hard at the moment being in 'limbo land'. We can't borrow any more on the mortgage so would need to get a bank loan and I really don't want to do that as they are so high at the moment.

    I dont know if this is the correct place to rant.... I just had a house sale fall through today.

    Basically they came for a second viewing yesterday and my neighbour's son sparked up a conversation with the buyers and told them the house was on a flood plain (its not and it wont ever flood... its 200yrs old) and told them it was going to be compulsory purchased anyway (I wish) All crap and lies... so they have pulled out, not so much because of the story but because of the nosy lying neighbours.

    I'm gutted. And I suspect this isnt the first time its happened as its the 5th sale to fall through in 3 years...... I thought I could trust them, as they even have keys to my house :(

    I now dont know what to do as I no longer live in the area. I believe my house wont ever sell even though Ive reduced it from £135,000 to £97,000. Its one of the cheapest properties in the area. :(:(:(

    Gutted and fed up :(
  • thats terrible news, can you have a quiet word and find out why they did that?

    My neighbours said "will you promise to get someone nice" the day the board went up, i didn't consider that my neighbours where very worried about a change (we've been her 16 years) and a very quiet neighbouthood

    i wonder if they are worried about who will move in.

  • Well my 3pm viewer has just left.

    He was on his own, which i always things is a bad sign :( , however he was looking for his brother, who has already been for a viewing (with his wife)

    so you never know.....fingers crossed :)

    Surprise viewing today. EA said it was a couple of FTB's. Whe nthey arrived I could see they weren't FTB's and asked them what their position was. It turns out they have a house each and want one together - so far from being FTB they have 2 houses to sell!!!!!!!!!

    They did seem very interested and were a very nice couple though but I don't think they are proceedable.

    I will be asking the EA how they classify a FTB tomorrow :mad:

    I would be round having a 'word' with the Dad. They have no right to comment like that. Why are they sabotaging you?

    Feb 2009 - Went on market :T
    April - Sold Homebuy couple - couldnt get their mortgage :eek:
    April - our dreamhouse sold - boo hoo
    May - back on market :rotfl:
    June - sold again - all ok, just 3 properties in chain as our Buyer's buyer is a FTB :T
    July - found house, not exactly what we wanted but eventually offer accepted
    August - our Buyer's buyer pulled out, back on market ! :rotfl:
    September - Our Buyer's got another buyer ! This time 4 properties in the chain (5 purchases) - Hoping for December completion to avoid STAMP DUTY ! Can't see a problem !!!???? :T
    October - nothing much happened .... got £15k undervaluation !!
    November - still awaiting mortgage offer .... received phew !
    December - hoping to exchange and complete before Xmas, we were madly packing, ringing removal companies - chased Solicitor and EA to be told "bottom of chain not wanting to complete before January 2010" !!! - our seller not ready to exchange either, something not quite right.:eek:
    December 17th - viewed another house, offer accepted !
    December 18th - bottom of the chain pulled out !!!
    Yes, you guessed it, week before Christmas - back on the market.

    So after all those problems, undervaluation etc without us having a Buyer we wouldn't have been able to move anywhere !!!!

    I would add, unlike you in your position, we were "settling" for the £15k over house - we liked the house style, it needed a hell of a lot of work and decorating and we would have had to make structural changes to get it exactly right and then it wasnt even in a position we liked - we put the offer in because there wasn't anything else around that we liked within our budget and we could not contemplate renting and having to move twice. Hindsight for us is that we had a lucky escape, the £15k over house has just gone back on the market today and I didn't feel sad or that we were missing out.

    Good thing for us is that the market is picking up, we hope our Buyer's get another Buyer or we get some viewings and there are now 3 houses that we like the look of (this time 100%).

    Back then I was thinking of getting a second opinion valuation which I think you can do but assume you will have to pay for it (again!). I was told they are meant to take the last 6 months or so sales in the nearby streets, similar house etc, get 3 of those figures and use the average - it is not meant to take into account any work or decoration that needs doing on the house. The problem with our valuation I found out is that he took figures from a street where the houses and plots are not as big, and also not as desireable an area so of course the sales prices are going to be lower and he also took the lowest figure not the average. In hindsight we would have probably fought more but as we wanted to be moved by Christmas did not want to hold anything up in the chain (ha ha ha) and as I said before our Vendor was in no position to renegotiate we had already established in July that he could not sell for any less than we had offered him.

    It is really disappointing when something like this happens but try and keep your chin up - have you tried to work out your Loan to Value ?? Obviously I dont know how much deposit or equity you are putting down - there are some LTV calculators on the web. We were really lucky as our LTV was only 50% so our B.S were happy to lend to us even with us paying £15k over the valuation price.

    As before, you never know, perhaps another house will come onto the market, if not cheaper but better than the one you have set your heart on.

    That's a saga and a half!

    We sold 2 house last year - (DH & I each had our own houses) to get one together, fortunately we are in rented so it was straight forward from a selling POV..buying however has been a real challenge (but's that for the other thread!)

    Well done on selling both - I'm jealous again !!
    Trying to stay positive - no calls yet for viewings this weekend - wonder if it will be at 4.30pm Friday afternoon like last week !!!
