    We havent had any viewings since end august either. We have dropped the price twice and I think its very competitive for the area price wise. Thought things would of picked up for the new year but nothing.

    To get down to basics, if you’re getting viewings at least you know the marketing is working. Whether you get offers or not is the next problem to address.

    If you’re not even getting viewings, then the marketing has failed. I suppose common reasons for that are: undesirable area, bad photos/presentation, obviously overpriced. I’m sure others here can add more to this.

    On TV they quite often ‘house doctor’ a property, ignoring the fact that if you’re not getting viewings it can’t really be the decor that is the problem.

    It’s like that old adage that your CV is to get you the interview, and the interview is to get you the job.

    Another thing to consider xtra_time is you said price is competitive, but is that competitive with other houses for sale or the price that those whom have sold recently acheived? In our street houses similar to ours are still on at around £140k - £150k (we started off similarly priced). One has been for sale for approx 18months. We thought we were competitivly prices compared to them,but we sold for £125k - they may all be around the same price but that doesnt mean that they are competitivly priced, just all overpriced!
  • We are on for 93k (next door is on for 115k with a similar layout just a bit bigger garden). A house on the street sold for around 92k about a year ago but needed work doing on it whereas we have a new kitchen/ bathroom already.

    Well three weeks into the New Year isn’t that far. We’ve just had our first 2010 viewing booked today. We had quite a few in Nov and Dec, but the snow put paid to any more activity.

    I’d do some homework on your pricing to absolutely ensure you’re not overpriced. I’m paranoid about keeping track of what sells and what doesn’t relative to ours. I’m surprised how some vastly inferior houses to mine sell quickly, but who knows what goes on in the buyers’ minds?

    One other thing you can do is get a friend to visit your EA, and enquire about houses that fit your description well. If they’re not even shown the details for yours, you know there’s something wrong at the EA.

    I have kept using the excuse of Christmas then the snow for no viewers but your right we are only a few weeks in.(saying that it was August when the last ones came and seems so long ago now ). Maybe after Jan pay day people will feel the market out again. I think we are the lowest price in the street (and area) for the same sort of house.

    Hi I am new to this board and haven't posted in a while so if I have put this in the wrong place, apologies!

    We sold our house two months ago and have had two houses fall through (both took houses off market), so we found house no.3 the perfect house of our dreams, had an offer accepted, only for the surveyor to down value it by 15k! We are now in the process of supplying comparison house details, of sold property's to the surveyor. Does anyone know if he is likely to change his mind and increase the valuation as the EA has said the vendor won't budge a penny on price and we don't want to end up in a negatice equity situation. Any general comments/advice would be great.

    the people with the offer last week, havn't rung back yet, so don't know whats happening there.....not getting my hopes up as it seems wife has improved the offer, but hubby doesnt agree, think they need to speak to each other :) , any how lets see how things go today...........

    funnily enough i've enjoyed having a week off viewing's the house is a mess though, going to take me a while to get it tidied up :)

    on another note, hubby found out on monday that his department is closing, so this moving lark is all up in the air (loved the house we saw on saturday), he's got a consultation today and then an interview for new roles in another department at the end of the month, so need to take it nice and slow, whats meant to be will be...i'm trying not to get too anxious

    Hi, nice to hear you have sold and finally found the house of your dreams - I am jealous !!!!!

    Same thing happened to us, November 2009, house we offered on was downvalued exactly the same figure £15k - we were really shocked - there was no way the Surveyor would change his mind even with evidence and recent sold prices provided by Estate Agent. We got a few replies on here saying Surveyor was right, we were wrong, he had done us a favour saying he saved us £15k etc etc but in our situation the Buyer was in no position to renegotiate with us as house was neg equity anyway etc etc etc.
    At the beginning we were prepared to pay the £15k and just accepted a higher LTV on our mortgage but as things went on we started doubting and thinking that £15k could go towards the improvements and decoration that the house needed and were we paying over the odds for that house?
    Anyway, to cut very long story short, we pulled out just before Xmas and the next day the bottom of the chain fell through so I think it just wasnt meant to be.
    I would imagine you are going to get a lot of replies telling you to put your valuation and any back up information to your Vendor and renegotiate.
    Its horrible when its the house of your dreams - just depends how much you want it and how much money you are prepared to spend on it.
    Good luck - look forward to seeing how you get on - don't forget houses going on the market all the time, you may get to see perfect house number two ?!
