  • quick update on my selling

    the drop in viewer from last week has put an offer in.............apparently they put it in on saturday, but i only found out this morning, its less than we are aiming for so i had to decline.............hopefully they will come back with another offer. they must have sweated over the weekend with no responce from us :(

    i will hopefully be in the buyin situation soon, so i've been reading all the threads and the generally concensus is offer 10/15% under asking price.and i sure will when i'm in that position :).....................however its got me to thinking that what about the people who have priced realistically (like myself) who don't have 10/15% leeway with which to negotiate, it makes me wonder if i should have set the price higher to compensate...............i'll have to ponder that as i don't know the answer :(

    anyway that me for now...i'll let update you as my situation progresses...bye for now

    A quick update on my journey - not sure if I mentioned before,but its been confirmed that our buyer who didnt have to sell his house to purchase ours (as they wanted to do it up etc before they moved in) has now definately linked the sale of his house to our purchase :( Although his buyer is a member of his family(who they had been planning to sell to but were going to do it seperately to our deal) they havent even had their survey done yet!!! So now our vendor is getting itchy feet as they wanted to move by now - as did we - which we were led to believe would be possible. We were told their survey would be done this week - but how far back does that set us back?!! :( Our survey was done at the end of November!

    oh no kymie, that's aweful! :( i do hope they see sense .

    and thanks for explaining about the logistics of the kids, its really interesting. both me and my fiance are only children and have always said that with luck we'd have more than one, so your comments have been educational and have got me thinking... the house we are looking to buy has two doubles and a small bedroom - perfect for sewing / office arrangements... but perhaps not so perfect as a forever with a family house...:rotfl:but a darn sight better than the house we are in now. gosh i'm feeling confused.

    oh, i quite forgot to say, but we've a viewing booked in for saturday - and a self requested one, not just the EA taking the same people round all the remotely relevant properties in the area! woo! but there's still xmas boxes and stuff, oh dear. back to super tidying.

    hey kymie, any news?

    i've not manged a scrap of tidying, and have a viewing at the weekend, and for some reason i'm hiding on here... doh!

    It won't take too long for you to get spcika nd span, have a break :D

    Its hard tidying for all the viewings............my house looks like a bomb site, i think i'm rebelling about always tidying up, no viewings this week, which is the first time since it went on the market, don't know if i should enjoy the break or panic:confused:

    23rdspiral - I know the feeling! Im just looking at the housework plucking up the courage to start it! Well apparently the survey is happening on our buyers house tomorrow. But they have not had any queries raised from the solicitor of their neice (who is buying their house) so who knows how long that will take. Also our buyers have now said they want us to pay £200 for new surveys etc as our HIP is now out of date. This surprised us as when the buyer came round he told us he wasnt worried about the HIP etc being out of date (by literally 3 weeks if not less) as nothing had changed in that time.Hubby has flatly refused to pay it. We dropped an extra 4k below our 'minimum' to get a quick sale,banking on moving before the stamp duty kicked back in as there was no chain supposedly!! - well that didnt happen so thats gonna cost us so hubby says there is no way they will get another £200 out of us!
    We had good conversations with the school and LEA about the childrens places, and things look promising we may get the younger kids all in the same school :) I will be so relieved if we do!
    How is everyone else doing?

    thanks for the support golden girl :0) i think i will face the housework now (i have to today - it's my day off!)

    kymie - i'm glad to hear they aren't waiting weeks for the survey at least it's happening this week. fingers crossed about the school - it's good youve been able to speak to them at all this year with so many schools closed for the snow. i'd agree with not paying out for a new HIP, it seems rather petty to me. but i dont know if there's any regualtion on this, might not be a bad idea to ask in the main forum, or do a search?

    HIPs don’t go ‘out of date’ if you’ve been continuously marketing. Admittedly, some of the contents get out of date as such, but there’s absolutely no obligation or legal requirement for a vendor to renew a HIP or any part of it.
