Hopejack They havent had their own rooms as such - we do have a 4bed here so it was much easier as the baby is in with me then the next 3 share the biggest room (3,5 and 9),and the 13yr old has her own room but has some of the youngers clothes and then when my eldest comes up (he is with hubby at the mo) there is a room for him again with some of the youngers clothes - his room now has boxes etc that I have managed to pack as I go along lol! It just saved alot of arguements with the older ones having their own space - even tho they had 'stuff' from the others in there it was somewhere quiet they could go to do homework etc or just have some peace (there isnt much peace in this house lol). But it will be fine!

…Are people finding the weather is slowing down any viewings? Or are there hardly any viewings at this time anyway. There is v little on the market here that is new. Mum is desperate to buy but nothing new, all the decent stuff has sold and just the 'not so decent' stuff is left!
We had on average one viewing a week before Christmas, and then nothing over Christmas and New Year except for one ‘no-show’. We now have quite a lot of snow, and no phone calls for viewings coming in at the moment.

We have four other four-bedroom houses in competition with us within one square mile. We are second cheapest. Studying all the houses, especially the floor plans, our house is more spacious and ‘useful’ than all of the others, for example we have a utility room, garage and workshop space. The most expensive house of the five claims four bedrooms, one of which is 6’ 6” x 5’ 7”, and the adjacent family bathroom is precisely the same size. The master bedroom has no ensuite. They are on the market at £50,000 more than us. The only real ‘plus’ for some of those houses is that they have a large garden compared to ours. Let's hope we get some proceedable buyers, very soon! We've had quite a few time-wasters unfortunately.

1st - said they are really keen, sold their house and will hopefully be putting an offer in the next few days
2nd - to arrange a new viewing for saturday
3rd - to arrange another new viewing for Sunday, that i've asked of they can move to Saturday (get it over in the same day)
one thing to note we are still having loads of snow, i would have thought that would have slowed things down.......................goes to show what i know about anything.
Goldengirl that really does sound very promising for you. Whereabouts are you? (no need to be too specific)
  • Hi Not_loaded

i'm up north a town called huddersfield

we've only been on the market since the 6th december (getting ready for the new year rush (yeah right)

we've had at least 3/4 viewings every week even 2 xmas week, 2 viewings new year week and then last night our drop in and 2 viewings for tomorrow, we've had 2 offers so far.

We were in the local rag last night so i think thats resulted in the interest today.

We live in a lovely street with some fab neighbours, one collared me the other day and said " you will get us someone nice won't you" i promised :) as most of the poeple have lived here 40+ years and they are fab people.

Its so exciting................i love having this forum to talk to

You’re certainly doing well with the viewings. We live in a great spot with a lovely atmosphere and neighbours too. Four minutes walk to a flagship high achieving Surrey school.

A major surprise for us tonight – the most expensive competitor, (£50,000 more!!!) the one with the silly bedroom and bathroom, and no ensuite to master – has just gone SSTC. There is NO justice!!!

I wouln't worry not_loaded about them going SSTC, that means nothing until they actually exchange of course. I went SSTC 3 times before Christmas but they have all disappeared now  there isn't anything wrong with my house by the way, it is just a steel frame construction and a lot of lenders are not aware that they are as good as traditional builds. It has brick facing and tile roof and then we have breeze block internal walls.

I've still got the private buyers to fall back on though, subject to the sale of their house.

We've still got the snow and ice so although I had viewings right up to Christmas (the agents were then closed for the following 2 weeks) the local roads are treacherous. Our bin should have been emptied last Wednesday but they've still not been done.

I hope everyone has a good weekend, viewings or not. :A
Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j

Just when you think things are going well...

We accepted an offer on our house at the end of October, and at the beginning of November we made an offer on another property which was accepted. The chain looked set, but then our vendors did very little about finding another house themselves and refused to rent, and in December their EA advised us to look for something else.

We had an offer accepted on another property the day before Christmas Eve but of course then everything went quiet for two weeks so nothing could happen with the mortgage application, surveyor, solicitor etc. The EA told us this week that we have a provisional completion date at the end of Feb, which I thought was pretty good (although quite ambitious).

Yesterday our buyer called us threatening to pull out because the EA had let the chain know the provisional completion date, which was deemed to be too far away by our buyer's buyer. Is it just me or is it bonkers to wait for 10 weeks, and then pull out of a sale just seven weeks away from completion, because it's "not soon enough"?
  • Hi Scallie
We've had pretty much exactly the same thing, accepted offer on our house October, offered on a property ourselves that was accepted. Spent £700 on survey etc then the seller decided to pull out because they hadn't been able to find anything! This was the beginning of December. Luckily we found another the same week but feel like things have been dragging over Christmas. Now our buyer is starting to push us for a date (they have suggested end January...only 3 weeks away by my reckoning) which I feel is rather optimistic, I'm hoping we can exchange around that time, and am terrified they are going to pull out if it goes too far into February. I know the wheels are turning as I have been chasing up solicitors and estate agents but they are being quite laid back about it all (understandably I suppose, as they deal with it all day every day).
I think it's actually the bottom of the chain that are pushing, as they have been ready since September but it took a while for the chain to complete, just think it would be ridiculous if they did pull out for the sake of a couple of weeks.

It's all a bit too stressful really :(

After opinions really. The sale of our place is slowly progressing, but I have one question. Our buyers want to come and have another look round our property. My gut is telling me not to have them round again until the survey has been done (they have paid for it, we're just waiting to hear from the surveyors). Our EA says that they don't want to pull out just would like to take measurements etc, but we accepted the offer early December and its taken this long to get this far!
    What does anyone think?

I personally wouldnt mind - if I was closer to the house we are buying I would've gone round a couple of times now to see what I'd want to do with the place, take window measurements etc. But its all up to you and how you feel.
