It’s simply not your problem.
Their solicitor has almost certainly said something along the lines of “Oh dear you’ll have to pay me an extra £200 because the HIP searches are too old.” They foolishly interpret this as meaning ‘have another crack at the vendor.’
In essence, a search of that nature is out-of-date within a week or so. You’ve conformed fully to your obligations by getting the HIP. End of.
I wouldn’t rely on extremely old searches for buying, and neither should they, but if they give their solicitor a job to do, they pay for it.0 -
Havent had time to catch up on the thread yet (been offline for over two weeks!) but we moved out on NYE and are now happily in our rental property while we look for somewhere to buy. Hope everyone is well and guess things will start to pick up with viewings now Christmas is over and the snow is receeding at last!0

I have lost all faith with this house selling business :sad:
Our house has been on the market since the end of August and not had one single viewing :mad: A house further up the road has gone SSTC this week.
So, we have decided to do the work that needs doing to get the regularisation certificate we need for the loft conversion (this is mentioned in the house description), which will make it a 'legal' 4 bedroomed house. Once we have the certificate we are moving EA, as the one's we are with have done diddly squat, apart from sending us the odd email telling us how slow the market is!!
Congrats to all that have moved/sold/accepted offers on their homes.

well, i did get off my butt long enough to clean and tidy the house, and apart from box of 'should we keep these' that has tempoarily gone to live in the car, the house has never looked so good!
the viewing went well and they were really nice people too. fingers crossed.Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. Frugal Living Challenger. No buying cleaning products. I used MSE advice to reduce my car insurance from 550 to 325!! & paid it off in full!!!0 -
mum of four - i agree that's shocking. a house just like ours has been on and off the market but never much interest as it has an unregulated loft conversion, which our EA says puts most people off as they'd worry about getting a mortgage on it and worry about insurance costs or what would happen if something did go wrong. So good luck with getting the certificate.
other than that, some people who have had difficulty getting any viewings have posted their link to right move and we've let them know what we think, made suggestions ect. perhaps you might like to do that? with one i remember, it was decided that the arty picutre above the fireplace actually looked a bit like gay !!!!!! (!) so might have put people off!

I would say that no viewings since August is a big issue..The loft issue shouldn't be that major - EA's can often call it a bonus room, it shouldn't be putting of viewers. What area are you in? The market has been busy since last year in the Southeast.0 -
We have had no feedback whatsoever from the EA, not even a call asking us to reduce the price!
Houses by us are selling, there are only a couple that have not sold in the past 6 months.
We asked an ex relative his opinion, as he was an estate agent for 20 + yrs, he said no one would touch it because of the loft, they ran the risk of not getting the full mortgage.
