Hi mum0f4,
i've had a quick look, i'm concerned firstly that its is under the 4 bedroom category and then it quiet clearly states that its really 3 due to the loft problems you mentioned. If i was looking for a 4 bed i will ignore yours straight away. i think they should list it under the 3 bed category
In the 3 bed category, you have some really stiff competition, with drives and garages etc for the same price. (so price might be an issue)
I think sorting out the Loft should be the priority if you want to sell as a 4 bed.
The bed rooms look a bit busy, and there isn't a picture of the master bedroom, which i would have prefered to see than the kids rooms
also maybe leave out the front garden picture as its isn't great that you have to sit out the front of the house, over looking the street.
I'll have another look later and see if anything else springs to mind

Yes, i know what you mean about the conflicting advert.
We are in the process of sorting the loft out, a fire door was fitted yesterday, just got the hardwired smoke alarm and door closures to fit.
The loft is the master bedroom, we then have the two on the second floor and the other is downstairs by way of an extension.
There is a back garden, but the EA didn't take pics of this or the downstairs bedroom due to there being a large trampoline in the garden! The reason the garden furniture was in the front (has now been put away for winter) is because the sun is there in the evenings and that is the only time we get to sit out!LBM 01/01/11

If loft has been converted without building regs approval, has extension got similar problems. I am always concerned about the quality of workmanship when the builder ignores building regs.
I would definitely use another estate agent. Check what period of notice you are required to give to terminate contract.
Have you checked the prices achieved for other properties in your and adjoining streets. This will tell you if you are overpriced or not.0 -
Hi Mumof4. If the table and chairs are gone, any chance of putting a big planter or two and taking your own photos? The table and chairs make it look like there isnt enough of a back garden to put them in. Also as was suggested to me - can you put a plain duvet cover on the beds and again take some photos as it will make the bedrooms less busy. Also take photos of the back garden and email them all to your estate agent. As the others have said the fact you havent got the certificate yet would put people off buying yours as a four bed,as it is still a 3bed with a loft room. What have other properties been selling for? Have they been selling in your area? We all want the best price we can get for our properties but you have to weigh it up with how quick you want to sell and what you can realistically get. Did you get valuations from a range of estate agents etc. We had a similar thing happen - went on the market in Oct 2008,had no viewings til Feb 2009,and only a total of 6 viewings between Oct 08 and Sept 09 (3 of which were time wasters) - EA was useless. Got a new EA and 3 viewings in a month and went SSTC within 3 months.0

Hello all,
I did post way back when we initially put the house on the market and then got fed up after the 1st offer fell through and it seemed that no-one else was interested.
We've now accepted another offer and the survey was done on Friday. We saw 5 houses on Saturday and decided to put an offer in on the 5th one - £250k on a £289k house which I'm sure will be rejected but hopefully we'll hear tomorrow.
I'm now stressed about clearing out the loft/airing cupboard/bedrooms (teenage) and moving from a 5 bed to a 3 bed. As well as stressing that its all going to go wrong, fall apart, etc.
So I'm boring you all with my tale!

That isn't the back door. Its a door that leads to a small lobby that leads to the back door and the 4th bedroom

A newbie to this thread here. So here goes.
Living with my fiances parents at the moment (fiance was seriously ill 18 months ago, so moved in with them so we could all help out). Our house is rented out at the moment and the contract is due to end in April.
I've spoken to our tenant and she's gutted because she loves the area and the house but she can't get a mortgage.
I could remortgage and keep the house, but could really do with putting all of the money into a new house in order to bring the new mortgage down.
We've found a house that we both love the feel of, but now its going to take at least 3 months to sell the house. I've already spoken to the tenant about selling up and it will obviously be an issue with potential buyers coming and going so I'm tempted to reduce the rent to compensate.

I agree with most of the suggestions made to you above, but would also suggest:-
1. front aspect of house - the upward angle of the photo does your house no favours, try getting a properly cropped shot, showing as much of your property and as little of your neighbours, as possible and from a higher angle.
2. Kitchen - I love your units but it is difficult to see them in that photo because of the colour of the paint on the walls. repainting the walls in a neutral colour might show off your nits and tiles better?
3. The quality of the photos is very poor, reflecting the shoetcomings of your EA! Find another and firmly them that if they do not find you a buyer in, say, 6 weeks, you will be appointing a second firm of EAs to compete with them. You won't get the cheapest deal, but you will have a muchbetter chance of selling your house!

Hi all have posted a couple of times. Heres an update. Accepted an offer at turn of year. Surveys done and solicitors sorting out contracts at mo. Amusingly A man I know well from my local pub came onto me and turns out hes buying house and I know for fact hes pretty rich so the finance wasnt problem which these days is a relief and he said all done as far as hes concerned and once contracts ready can complete and exchange more or less straight away. I found a flat I love which im going to rent and reserved it and sorted references etc. Hope all goes smooth from here as this is a brand new start to life for me.
