I've got a viewing on Sunday these will be the 5th set. Hopefully my price reduction of £15K earlier in the week has been the trigger and I will sell soon. Still can't find anything to buy though!!0

Our delightful (not!) non buyers came back, after pulling out of the sale 2 weeks ago, to make a new offer. They've decided that our house is worth £142,500 to them now (so long as we still include the cooker/dishwasher/fires and surrounds!) - its actually on the market at £159k - we did agree 3 weeks ago at £145k because they had nothing to sell and can move quickly. They thought that by offering a lower amount, they could save the money they were about to pay out on a survey for another property!
Unfortunately, we've declined their generous offer :mad: They, however, contacted our estate agents to say we'd agreed!!!
I feel desperately sorry for the next poor sellers they decide to target, after they realise they won't be getting our house.“I tell you, we are here on Earth to fart around, and don't let anybody tell you different.”

I wouldn't sell to them on principle. They will no doubt gazunder you at the 12th hour. The EA should blacklist them.0 -
I too would 'put them to bed once and for all' Philippa - they really don't live in the 'real world' and sound bullies. I agree with Millie - they would probably pull out at the last moment having given you earache (again!) all the way.
Millie - good luck for the viewing, I definately think the price drop was a good one to avoid that SD. When we start to look we will be looking at that ceiling, purely because we don't want to pay 3% SD. I love a house on the market at £275k at the moment but there is no way I'd pay say £260-5k for it and still have to pay the 3% SD - it's been on the market ages and tbh it's a lovely house and v sought after street which immediately tells me that the vendor (selling privately!) is living in cuckoo land and is not accepting offers - I bet he's been flooding with £250k offers! It must be impossible to sell a house bet £250,001 and £270,000 ish I think.
PasseySam - there is obviously something putting people off? - I know you've said you've dropped the price but is it still reasonable? Have you benchmarked against others by using the websites out there to look at sold prices in your area? My EA said to me the two main reasons for not clinching an offer is a) price b) presentation. I believe if someone looks at your place then it's a place they want to live in so I'm not 100% sure location comes into it not being right for them. Good luck - have a frank word with your EA and see what they think you can do.
Well I have some news - we have a viewing tomorrow! We've been marketed since Tues so I'm quite happy with at least one viewing! Only downside is she's not proceedable as needs to sell her place - she sold it last summer v quickly but couldn't find anywhere to move into (she wanted to be where our place is) and so took hers off the market - hmm - why not move into rented?? Anyway, apparently she's desperate (!) to be where our house is (she has friends living there) and has been waiting for one to come up but there hasn't been any since 2007. So, not building my hopes up but as the EA is doing all the viewings she's quite happy to show her round. At least it means someone has seen it lol!
EA told me the property has had lots of hits in the last few days on Rightmove - she says it's right at the top of the list for that area - where are the viewings then lol!? They've had 2 phonecalls to ask the price, (house is on a walkway and Mum says lots of people have stopped to look at the place (she can see them from the lounge) and one last night took down the number on the for sale board) but they wouldn't leave their details so EA thinks they were probably nosey neighbours lol. Some people eh!
My hope is the local press which we'll be in with a big write up and photos next week - a lot of people round here use that for house hunting. The EA said they get 50% leads from Rightmove and 40% from local press..... so fingers crossed.0 -

It has come to light that our EA is totally useless, they messed up with the description, advertising it as a 4 bedroomed house but in the first line it says 3 bedrooms and this week they informed us that they had got the bedrooms mixed up :mad: We put the house 'on hold' a couple of weeks ago as we had decided to do the work that was required to be able to market as a 4 bedroomed house, we had an email off the EA yesterday asking us if we wanted to take it off the market!!! So i have told hubby to email them and tell them to take it off and email us our HIP.
We will finish the decorating and re market it with a 'proper' EALBM 01/01/11
We WILL be debt free

Hi - hopefully I can join in. We managed to put our house for sale the end of last week after the Home Report (based in Scotland) was carried out. Tonight we had our 1st viewer so we will find out what his opinion is. I am not counting my chickens yet as they also went across the road to another house up for sale after our viewing. it is the same house being sold by 2 different EA at different prices.
We will see what happens next week and if we are lucky then we will need to 2nd view the house we like and get my dad to check this out (he is a surveyor). It is all very stressful and I am trying to prepare myself that it will probably take a few months to sell.MFIT T2 Challenge - No 46

well my mind is all a sctter. we have no pictures what so every. Thinking about looking for some cheapo prints or maybe a mirror for a wall or two. I am guessing we have easilly 6-8 boxes to go into storage. I run a small business part time from home so cannot get rid of everything assosiated with it but hope to be able to hid boxes in cupboards or even the drawers under the bed for viewings. I think my kids have too much toys so definatly a significant amount to go to storage there.

Cheers hopejack, yes I am wondering if the price is too high - it's very difficult to compare with other properties as the area we live in has lots of converted flats in period buildings but they are all very different in size, layout and whether they have gardens/parking/balcony etc. It is priced at the higher end of 1-bed flats but is larger than many, we have done a lot of work to improve the flat and rather unusually for this area we own both the front and back gardens. We have 2 more viewings booked for monday and then will reassess the situation, bearing in mind that next week is my last one before I head off to my new job!
One general thing I am not sure about as a new seller - why, if the price is too high, are viewers not indicating this in their feedback? We have seen a few places ourselves that we consider too expensive for what you get, and I haven't considered it to be offensive to give this as feedback to the EA, said in a constuctive way of course. As a seller I would rather have constructive feedback saying the price is too high rather than hearing that 'it wasn't for them' with no reasons. At least if it's too highly priced we can respond by dropping the price, but with no specific feedback we don't know what to do!
Along those lines, I have heard that if people say a place is 'too small' what they really mean is that it is too expensive. Are there any other types of comments or feedback that have underlying or implied meanings?0 -
Lilacpixie we are in North Lanarkshire about 8 miles outside Glasgow. Hope you are able to have a good clear out. We have some of lucy's toys under her bed and some of them were hidden in the car when I did the viewing - luckily she was away.
We have viewed about 4 properties and given polite reasons for not liking the house since one of the EA said that he would ask us to leave if the potential buyer started to slant the decoration of the house etc. Not sure if you will ever be told the truth of what some people think.MFIT T2 Challenge - No 46
