Want to sell property in a year or 2, is it worth putting a new kitchen in?

I have just commissioned a level 3 RICS survey and I noticed that there is a clause in the agreement which limits the surveyor's liability to £50K. Is this typical? I would have thought that if they miss a major issue e.g. subsidence, the cost of fixing it could run to more than £50K?
