Estate agent viewings

Your thoughts please,
our EA is sending people to view our property that do not have their property on market.

Iv been doing the viewings myself and always make buyers welcome .

we have been on market for a month now the very first viewers offered £ 20,000 under the asking price .
we did not even take it seriously as the viewers were not on market yet the EA was keen for us to agree to the offer we said no it’s too low 3 weeks later the same couple have said the same offers still on table as if we are desperate to sell .

we have still not accepted and their property is still not on market.

My main question is should I refuse to take viewings if people are not on market and have no other means.
I know by putting your property out there your gonna get your share of time wasters.

    Buyers may not always have a property to sell to be proceedable. They could be cash buyers, or people currently renting whilst house hunting...

    If their offers aren't what you want, reject them. But you might be getting these offers because you're overpriced.

    Some people don't want to put their house on the market until there is a property they wish to buy. 

    You can always accept an offer but say that your house will continue to be marketed until they can proceed. 

    Do the EA know these people? It would be odd to advise you to accept

    So sorry, I know it is a 'business transaction' but I was always very offended at 'low' offers.  Have you looked at similar houses locally to see if you are over priced?

    The agents wants there fee and will do anything to get it
    Its your house, not the agents, do what YOU want.

    The last time I went round with someone looking at a house to buy, the EA asked for confirmation of their ability to afford before submitting their offers - savings, house under offer, that sort of thing. They actually wanted proof
    The buyer was uncomfortable about this, as their savings showed they could more than afford it (they'd already sold their house), and was concerned it could affect negotiating - the EA knowing they could stretch further. In practice, it made no difference - we just negotiated the best agreeable price as normal.
    Just ask your EA if they do this? Certainly before 'making offer' time. If they don't, then - if you want - insist they do.
    Bottom line is you currently don't know how quickly your house is going to sell, or what you'll end up getting for it, so I think the advice given above is fair; you can accept their offer or not, but either way it'll be kept marketed until they are in a position to proceed. Or, 'meet the full asking price and we'll remove from t'market' (assuming you are happy to wait).
    You are in the driving seat. 
    Ask the EA what their policy is, and insist they filter if you don't like it.

    On one hand, maybe you find it inconvenient and a hassle to show 'non-proceedable' buyers around.

    On the other hand, maybe they'll like your house, and be inspired to put theirs on the market - and then come back in a few weeks time, when their house is under offer and they are proceedable. (Assuming your house hasn't gone under offer in the meantime.)

    my house is on the market - I'm letting people see it even if they haven't sold.

    one couple wanted to see it on a particular day that wasn't convenient - so I said no.

    It's your property - you decide who comes in or not - if the EA get the hump - change agents.

    Don't forget the agents work for you - you are paying them - any sniff they are not - bin them.

    One other thing - if I get a "silly" offer - I always say "I'll think about it" but never get back to them - if they want to pi$$ me around I can do the same.

    I agree. There will always be time wasters but there's no harm in showing anyone around.

    I know by putting your property out there your gonna get your share of time wasters.
    Some people need to move, they will often put their house on the market first and look at the same time as trying to sell their own. 

    Some people will move if there is something better to move to but otherwise will sit tight. There is little point in them marketing their property if they are unsure if there is anything better they can buy. 

    You're free to limit viewings to only those on the market but there's been a flat near us thats been on the market for nearly 3 years now (it's grossly over priced). I'd be more interested in an offer from someone whose house isnt on the market than from them.
