How long should bi-fold doors reasonably last
Well, the hinge to be precise. The hinge is made up of 4 or 5 pieces stacked up on top of each other, with what looks like a plastic washer /disc between each of those parts. One of those washer /discs has worn away and the door now creaks quite loudly. The hinge needs replacing. I don't fancy doing it myself as it…

Kitchen sink drainpipe leak
Quick question. I had new kitchen tap fitted last week and today I've noticed a small leak from the top bit on the drainpipe. I have tightened it but it's still leaking. I assume it's a new washer I need? I would really rather not call plumber out again as already shelled out to pay for new taps. I've watched a few videos…

Broken window
Hi All We have an issue with a broken window in our new home. We just moved in on 22nd September and opened the bathroom window for the first time and it was very awkward to close but it did with some force. Now it won’t close at all. The hinges at the bottom are bent meaning we can’t pull it to - it is a half pain…

Party Wall Consent or Surveyor
Hi, my neighbour has got planning permission and would like to have two storey extension plus loft extension. He suggested to have a party wall so we can also use it if we decide to extend in the future. He said that having a party wall is more beneficial for me than him as we are going to use the same wall for any future…

Is changing the sockets really worth it?
We have perfectly good MK white double gang sockets and single light plates. They are about 15 years old. The material cost to change them to brushed steel is £400. The change is just for aesthetics as we are updating the house with the view to selling in the next 3 years. OH could do it else a sparky would be another £400…

Hot water but no central heating
Hi all, Like many, we've just turned the central heating on for the first time this year (time for gas bills to increase). However, it didn't work! We have had no problems with hot water but don't get central heating. If we try to turn the boiler on just for central heating it wont fire, but fires fine when the hot water…

Is this boiler flue compliant?
I've just had a combi boiler installed in my first house - the location is the same as the old system boiler. The flue is directly underneath an openable window (opens from the bottom) so the plumber installed a plume kit which takes it up past the window, and when it gets to just over the top of the window frame, it turns…

New driveway and neighbours not happy.
I didn't know which board to put this on but I just need some advice on how to improve neighbour relations. I moved into my property not too long ago and got on with all of the neighbours, was made to feel welcome etc. I live on an end plot which has a large front garden which is not private and therefore I didn't use it.…

Block Paving Base
Hi, First post here :) I am planning on getting my driveway redone in block paving, I've had 5 quotes so far. 3 companies said they lay on solid concrete from a cement mixer and they said that is the best base possible, the other 2 companies said they use an MOT type 1 sub base which is much better than solid concrete. Now…

Does our house need rewiring?
Hi All I appreciate this may be a long shot but just looking for some advice really! We have just moved into a 1960s 3-bed semi which has had some areas of the house rewired (the kitchen and extension are new and done about 5 years ago which we have the building regs cert for). The rest of the house and bedrooms I think…

Extra loft lighting
Hi all. I'm wondering if anyone can offer a little bit of extra advice, just to make sure I'm getting this right. I currently have one light in my loft, with power taken from the landing ceiling rose and 2 way switched one in the landing, one in the loft. There is also a double switch already in place in the loft (one…

Radiator leak
Hello all, am after some advice. Have developed a leak from the lock valve on a towel rail. Turned water off to the radiator and attempted to drain it via the leaky valve but judging by the pressure of the water coming out it seems still connected to the mains. Do I need to switch the mains off and drain the whole system…

Non destructive wall fixings for woodchip?
Hi all, So I live in a rented house, the inside is ugly. I am not allowed to decorate, the carpet and most of the wall colour is fine (the wall being cream, carpet being like a chocolate brown) but the "feature" wall is horrible! It's a horrible poo shade of brown and it makes the house look so dull. It's a back to back…

What order to do things
Hi I bought our house about 5 years ago and shamefully have not touched. We had the place re-wired when we moved in and DD arrived and it all stopped !! The plastering from 5 years ago is still showing and not been painted over......kids and the obsession of being mortgage free has meant getting the place to a nice state…

gas connection
Hello, I have a question about new gas connection for gas hob - particularly WHERE should be connection and what kind of pipe (copper or plastic flexible)? Our situation: We have an electrical hob which we decided to change to the 4 burners gas hob. We have gas meter at one side of the kitchen, and the boiler (28kw) at the…

How to warm north east corner rooms?
The rooms in the north east corner of the house get very cold in winter. One of the rooms is the living room end of the lounge / diner, the other is a bedroom. The bedroom gets quite badly condensated and has had water running down the walls in the past simply because of people breathing. The loft is fully insulated and we…

Architect has made a costly mistake
Hi Apologies if I am posting in the wrong place. We are part-way through a build of a large side extension and found out yesterday that the architect's plans are wrong. They made errors in the measurements which mean that the roofline will not work; our builders will have to change the roof of our existing house to make it…

Inflationn Rate : Building Quotes
I am fighting a neighbour following damage to my property, but without success. Following a meeting with Citizens Advice, it was suggested that I start a claim through the Small Claims Court, initially writing a Pre Action Protocol Letter, a template of which I was given. Judging by past experience of my neigbour, replies…
