What order to do things

Hi

I bought our house about 5 years ago and shamefully have not touched. We had the place re-wired when we moved in and DD arrived and it all stopped !! The plastering from 5 years ago is still showing and not been painted over......kids and the obsession of being mortgage free has meant getting the place to a nice state has been a bit lacking. So given I am now mortgage free :) I have started and will be getting a builder in to re-do the 4 bedrooms upstairs to start with. I am a bit confused of the ordering of tasks though.....these are my thoughts:


1) Removal of chimney breasts in 2 rooms (will be supported by beams etc)
2) Take down lath ceiling and reboard including hallway
4) New Windows installed
5) Remove all wallpaper including hallway
6) Skim all rooms
7) Paint and decorate

I get stuck here in terms of order as these are the other tasks that need doing:
- new doors and door frames
- new skirting boards
- get rid of carpet and replace with laminate and carpets
- new radiators
- Create loft access in the hallway
- New wardrobes
- Balustrade install

First time I have written it down - ouch - will be expensive !!

Any helpers with ordering of tasks?

    Presuming you'll have pipes for rads under the floorboards? Take up the old carpet, sort out the rads, the sub floor, then carpets/laminate.


    Carpets last if possible.

    Yes all pipes are existing. I am assuming you mean carpets can go down and then put the wardrobes in after?
  • Work from the top of the house down, and work from the 'hidden' work (structural, wiring, plumbing, damp proofing) out to the decorative work.
    Don't do ANY decorative work until all the messy work is completed.
    Carpets last of all.
