Lost building control completion certificate for house we are selling
We're selling our house and it is under offer. During the process of responding to conveyancing queries, we have discovered that we have mislaid the building control completion certificate for the loft conversion we had done in 2004 to create a master bedroom en suite. Our solicitor has offered indemnity insurance but the…

Advice please, poor survey on a property I was hoping to buy.
Hello, I've just received the survey report on a property I was hoping to buy and to me, it sounds like there are too many negatives to it, lots of 2's and 3's in the report and only a couple of 1's, although I don't know if I'm being overly fussy about it, I've never done this before. It's a 1960's built bungalow which to…

Online conveyancing
Has anyone got any experience with online conveyancers? I got some quotes through Best Value Conveyancing and they seem too good to be true to me. We have a quote from a local conveyancer which was £1,650 plus disbursements, whereas the lowest quote we got from online was £795 including the disbursements. Any comments…

Selling and renting back
An acquaintance of mine ( friend of a friend) is in dire financial straits and is planning to sell her mortgaged flat to someone she barely knows with the promise that she can remain living in it and rent it. Obviously she loses her 'security' but I gather she's running very close to risk of repossession anyway. I'm just…

Barrett–Redrow freehold property on land maintained by FirstPort: what rights do homeowners have?
I have lived in a freehold Redrow house for about eight years. Around six years ago, once the housing development was completed, we received a letter informing us that FirstPort would be taking over the maintenance of the estate. This included the roads, pavements, green spaces and the small park. When we bought the…

Leaseholder's family.

Has anyone had a solicitor treat Moneybox LISA Gift Link contributions as gifted deposits?
Hi everyone, I'm hoping someone with conveyancing or mortgage experience has come across this before. I'm buying my first home in Scotland and using a Moneybox Lifetime ISA. My LISA balance is around £11,000. Of that amount, £2,000 was contributed using Moneybox's official Home-buying Gift feature, which allows friends and…

Capital gains tax question
I have a property on a BTL mortgage. I know if I sell it I pay CGT. If I make a will that says property to be sold and proceeds given to person X, does X pay CGT? Or does my estate pay it before they get their bequest? Or is it not paid because X didn't buy it in the first place? Thank you

Do I need a solicitor to change name on house deeds?
Hi all. As the thread title states, do I need a solicitor just to change the name on the house deeds? The property is fully paid (no mortgage) and it's less than a £100,000. It's a small terraced house. The name change would be from my sibling to myself. That's it. Thanks.

Micro housing ?
Why has our planning system in the UK focused on massively expensive bricks and mortar homes ? With modern materiels and bulding technology now it is easy to create a comfortable home on a permenant or non permenant basis on small holdings, unused agricultural land, repurposed land ect there are plenty of ways to do this…
