Tenant obstructing access rights.
Posting for a friend. Two adjacent terraced houses, both tenanted, different landlords. One is an end of terrace and the mid terrace has a right of access to their own back garden, through the back garden of the end of terrace. This is written in the deeds of both properties. Tenant of the end of terrace has started to be…

Really struggling whether to do a loft extension or buy a bigger place. Need the opinion of others!
Husband and I are both 38 and have two children 7 and 9. Live in Havering and have a joint income of just over £8,300 a month, save £2,000 a month and after everything goes out, have around £1,000 each in discretionary income (on paper anyway. Children, needed house repairs and more often take a good chunk out of this).…

Selling a house as the attorney (POA).
We are just about to set the wheels in motion to sell my father-in-laws house. Valuation appointments are booked this weekend and then we will appoint a conveyancer from a short list. I know the conveyancer will answer this question but I thought I would ask on here first. We will be selling his house as his attorneys…

Converted outbuilding
We have jut bought a house which has an outbuilding. From the outside it looks like a stone built property. Inside it has been made into a studio with electric heating (all checked last year for safety). The work was completed 13 years ago by the previous owner. (email from previous owner confirming this) I am looking to…

Tenancy guarantor - insurance
We find ourselves in a position where we have no choice but to act as guarantor for all the tenants living in the house our daughter is renting a house with (post uni so not students). Until she reaches a salary of £33k we have to do this otherwise she won't be able to earn anything at all. We don't know the other tenants,…

Dilemma: stick with buyer after long delay or remarket?
Selling parent's flat - it was put on the market last May before my parent died as they had moved into a home. Buyer is an older person who was first one the flat was shown to. They loved it, offered asking and parent accepted, then died suddenly about a month later. I then had a very long probate delay, finally getting…

Managing Agent not consulting or advising Leaseholders
Background I am a Leaseholder in one of two blocks of flats, the Managing Agent, who is notorious for failing to act in the best interests of the Leaseholders, or to keep Leaseholders or their Recognised Tenants Association timeously informed of management events, or their actions. The Agent is currently overseeing a…

Capital Gains Tax do we need to pay anything.
Finally we have sold the house and exchange contracts, unawares to us the house was in my father in laws name and when he passed in 2016, we automatically assumed my mother in law inherits all. But she had dementia so my wife got the letter of admin to handle her father’s estate, on behalf of her mum.She has now passed so…

Independent Legal Advice for mortgage/lender – what should I expect?
Hi all, Just looking for a bit of advice / experiences from anyone who’s been through this before. I’m currently in the process of buying a house and the lender has said that independent legal advice (ILA) is required in relation to part of the mortgage arrangement. My conveyancing solicitor has said they can’t act for…

10% Share of Shared Ownership
I’m looking at purchasing a shared ownership flat at a 10% share (fully aware of the pros and cons). Has anyone successfully secured a mortgage on a 10% share with a 10% deposit. This is marketed by the housing association, but in initial conversations with a mortgage broker it sounds like it would be difficult to get a…

Rents increasing
Locally in Essex where we have rental properties we own and manage rents have, on average gone up by 10% and we have noticed fewer properties for rent. It looks to us as if the renters right act is having the opposite effect intended. Less homes to chose from and higher rents? Is it the same in your area?

Renting a house to family while overseas
We are moving to Switzerland this summer and our daughter and son in law are selling their property and moving in to ours. We are not charging them rent (savings their mortgage is a gift to the newlyweds) but wondered about the best arrangements for bills etc. We are in our mid/late 50's, mortgage free and owned the place…

Can/should my estate agent give me info on the full purchase chain?
I'm currently in a chain that's 5 links long (was in a 4 link chain before but it fell through). I'm rather keen not to just know about my vendors and buyers, but my buyers' buyers and their buyers. I'm pretty sure my estate agent knows the details of this (like their estate agents and properties, at least, not sure about…

Bank wanting zero balance on reward credit card
Hi, I'm in the middle of a mortgage application and the bank is currently holding it up because they want a zero/nil balance on two credit cards I use for my daily spending and then pay off each month. Rental properties and pets
Despite the change in the law on 1st May that renters have the right to request permission for a pet, every one of the properties I've found through email alerts on Rightmove have categorically stated no pets, both in the summary and the description of the property. These are all new postings, so it isn't as if they are…

Leasehold Carpet Clause
We are looking to buy a leasehold property but have just been informed there is a "carpet clause". We would really like to have hardwood flooring instead and can't see any issues since there isn't a property below it. However, I'm wondering if anyone has had experience in convincing their leasehold landlord to allow them…

Pull out of flat purchase because of uncertain parking?
Hey — would really appreciate some thoughts as I’m in a bit of a strange situation with a flat I’m in the process of buying in London. I viewed a flat that was marketed as having secure allocated parking. The listing heavily emphasised this (including photos of the space). When I spoke to the seller at the viewing, they…
