it's interesting to see the differing advice offered depending whether the topic is "My mortgage has gone up and I can't afford it" or "My rents gone up and I can't afford it"

both are products of the same 'crisis' yet the responses differ quite a bit purely because one of the posters is a homeowner

odd really, all the (correct)dismissing of threads that "house prices only ever go up" countered with "renting is much cheaper than buying", but now the rents are increasing to close that margiin in some ways and hitting other parts of the market that felt they were immune to a lot of the problems

Rents aren't rising everywhere Woby-Tide, they are falling in many a place, and after the initial rental surge I expect them to fall in most other areas too.

Seen how many threads come here almost daily seeking to let their own place?

Mostly for London / South, using Association of Residential Letting Agents (Arla) figures.
Rental market booms as house prices slide By Lawrence Conway
    Monday, 9 June 2008
Despite the boom, rents fell slightly during the three months to the end of May, with average rents for houses falling by 7 per cent, while the level of income landlords can expect from flats dropped by 9 per cent.
Meanwhile it was only last month Rics reported a big increase in new landlord instructions.. and if this site is anything of an indicator.. more and more coming to market. Bring on the oversupply.
    Rics: Rental demand rising

    Thu 22nd May 2008

The Royal Institute of Chartered Surveyors (Rics) has reported that the net balance of chartered surveyors reporting a rise in new landlord instructions, which is an indicator of supply, rose to 29 percent in the first quarter of 2008.

In the previous quarter the balance stood at minus two per cent.

The institute suggests the change is due to sellers turning to the rental sector following a significant drop in demand in the housing market.

Meanwhile, 28 per cent more chartered surveyors reported a rise than a fall in tenant lettings, up from 17 per cent in the last quarter.

Aren't you charming? Some of us do indeed "do our bit". I spend a substantial percentage of my life dealing with people who have been through the most awful stuff. I'm working, tonight, on an emergency case for a woman who was gang-raped over 3 days by 30-odd men. Doesn't mean I'm nasty to you.
Did you deliberately misconstrue my intention or was it just another excuse to become pious and give another lecture? You have no idea what other people on this forum have been through and I don't expect they would use this vehicle to air their personal experiences.
Yes, I am rather charming and I wouldn't dream of subjecting people to the above information you so boldly supplied when what we're talking about is a person who's having sleepless nights due to the present financial crisis.
I can see you are not nasty but I suspect you're a bit depressed.

I am LOVING the fact that a posting entitled "Why are some people on here being so nasty?" has turned into a general slagging match.

As someone who drops by these parts from time to time, my main observation is that this board is currently dominated by 8 year olds who shout at every available opportunity

"YOU SEE!!!! I WAS RITE!!!! YOU WERE WRONG!!! I AM GRATE!!! YOU ARE A MORRRRRRRRON!"

Well have a gold star. Bully for you. Learn some manners. Get out more.

    All best wishes, etc

But you only have 2 posts:confused: so do you have an alter ego:confused:

I like this board and I personally have only found people polite. Many of the threads are thought provoking IMHO.

I'd like to put in my $0.02 worth...

I have very little sympathy for people who complain about house prices going down. At least you've got a roof over your head! If you bought a house and didn't factor in prices going down, or interest rates rising, then it's your own fault - you could always have rented a bit longer.

The only people I genuinely feel sorry for are people who are forced to sell around this time due to things out of their control and who otherwise would have stayed in their house.

If you've bought a house as an investment... too freaken bad. While I accept that there needs to be some buy to let out there, it's still an investment. Every other investment comes with the statement "remember, investments can go down as well as up and you may not get back your initial investment". Perhaps we should start putting that phrase on mortgage applications?

House prices, along with most other prices, are set by the market. You have no right to expect the price to consistently go up.

In saying that, I like to think I'm never nasty in my replies :o
You're spelling is effecting me so much. Im trying not to be phased by it but your all making me loose my mind on mass!! My head is loosing it's hair. I'm going to take myself off the electoral role like I should of done ages ago and move to the Caribean. I already brought my plane ticket, all be it a refundable 1.
