Btw, have you thought of giving Joanna a tenancy with permission for her to take in lodgers to get over possible problems while you're away on your world tour? I dare-say you could work the figures so that her rent is ridiculously cheap to make up for the responsibility, and the tie to your house until you return.

Very, very bad idea. Actually that's wrong: it's a bloody terrible idea. Never, ever do anything to turn a lodger into a tenant! You could come home to find the locks changed.

Bit late since you have sent but it seems all your texts just leave you open to more abuse. Again he can ignore the text or just say No he hasn't come up with a time. You need to be firm with a date for him to collect (The time for negotiations on time/date has long passed) and tell him what will happen if he doesn't come along. If he genuinely can't make it he may actually bother to get in touch.0

That'll be a letter he claimed not to have received and which you probably didn't get proof of postage for? Did it go to his folks place? I.e. an address where he is either not living or will say he's not living even if he does.0 -
