Mmm... even without having good knowledge of his tastes, I reckon there's well over £1,000 worth here. There's the Wii and Wii Fit, both boxed, large television boxed... soooo many designer clothes, hats and shoes all in good condition (seriously, despite the condition of the room, his stuff is really clean). There's a crate of designer colognes and aftershaves, all those model aeroplanes, the jewellery. I think there was an Xbox in there too..? I'd have to check that.

Can't you stick his stuff in the loft, BL? If he turns up to collect it, fine. If he doesn't, at least you're not falling over it and can use the bedroom?
He can get it down from the loft when he deigns to honour you with his presence.
Btw, have you thought of giving Joanna a tenancy with permission for her to take in lodgers to get over possible problems while you're away on your world tour? I dare-say you could work the figures so that her rent is ridiculously cheap to make up for the responsibility, and the tie to your house until you return.0 -

Yeah... I did think that... it's a proper pain to get it in and out, that's all. My loft access is a small hatch in the bathroom, which I have to climb up a freestanding ladder to get into (we have high ceilings so the stepladder isn't an option).
It's an effort just to get one box up there, let alone an entire roomful :eek: And it would inevitably take him much longer to remove it too.

Two people working together could just pass everything out of the window, where it is at the moment! There's a large sash window that overlooks the front garden. So we could pop an old mattress in the front garden (there are plenty around), and someone in the spare bedroom could pass bags and boxes down to a reciever down below.
