my goodness i cant believe this saga is still going! I remember reading it when it first started lol and i agree with the OP you are far too nice a landlord lol. I remember when i rented a room for just over a yr - when i first moved in my mum helped me move my stuff from uni halls to the room, landlord wanted to charge me for my mum sleeping on my floor that night before she flew back home
i couldnt believe it lol. By the end though they where sad to see me go as unlike the 6 other people in their house (big !!! house!) i didnt leave my crap laying in any room i felt like and i brought them free cakes back from the bakery i worked in
anyways i digress, i think u should go with the ask what ward and if u get no response tell him its out the front garden get it asap or bin day it will all be gone!0 -

Not quite how it sounds - Lodger2's girlfriend is actually my friend (they've met through me). So she and the baby used to come for visits even before he moved in (she lives 100 miles away).
And the brother was over to look after the baby while the three of us went out.

You must be furious. Can you get the address where he's living now and dump all the stuff there? I know it'd be a hassle and unfair to you but at least you'd be able to move on and let the room again.0

I've been following this saga, & can't believe he's still at it.
Take his stuff outside, cover it with plastic, & tell him to get it now. It cannot stay any longer, as the new lodger is moving in NOW.
Then change the locks...If you have a Yale or chubb (or similar) lock on your front door both are really easy to change. Don't bother calling out a locksmith, just pop the lock out, go to the nearest locksmith's shop & buy the same sized replacement. On the way back from the shop, buy a bottle of wine..........0 -
